En ese sentido, Monterrey dej\u00f3 perplejos a los operadores de <a href=\"https:\/\/twitter.com\/Newmark_Mexico\" target=\"_blank\" rel=\"noopener\">Newmark<\/a> al registrar la tasa de <a href=\"https:\/\/centrourbano.com\/inmobiliario\/disponibilidad-industrial-como-avanza-el-mercado-mexicano\/\" target=\"_blank\" rel=\"noopener\">disponibilidad industrial<\/a><strong> m\u00e1s baja no registrada antes<\/strong>.<\/p>\n<p>Al cierre del cuarto trimestre de 2022 (4T2022), e<strong>l portafolio cuenta con 41,200 metros cuadrados (m<sup>2<\/sup>) disponibles<\/strong>, equivalente a 0.5%. Mientras que, los submercados que registran espacio disponible son <strong>Ci\u00e9nega de Flores y Apocada, con 1.7% y 0.7% respectivamente<\/strong>.<\/p>\n<p>El principal motivo de la situaci\u00f3n se debe a que <strong>Monterrey aument\u00f3 la comercializaci\u00f3n de espacios industriales<\/strong>. Con ello, se registr\u00f3 una absorci\u00f3n bruta acumulada anual de 1.27 millones de m<sup>2<\/sup>, de los cuales 449,000 m<sup>2<\/sup> se presentaron durante el 4T2022.<\/p>\n<p>La situaci\u00f3n propici\u00f3 que los desarrolladores<strong> incrementaran la construcci\u00f3n de espacios<\/strong>, por lo cual la cifra super\u00f3 el 1 mill\u00f3n de m2. Sin embargo, el mercado industrial de Monterrey se caracteriza por tener una <strong>demanda equivalente entre espacios especulativos y Build to suit (BTS)<\/strong>. Por tal motivo, de los m<sup>2<\/sup> en construcci\u00f3n 49.2% corresponden a espacio <em>espec<\/em>.<\/p>\n<p>Ahora, de las operaciones que se registraron en el 4T2022, 64% corresponden a renta, 33.9% a BTS y 2.1% destinado a operaciones.<\/p>\n<p>La baja disponibilidad y el dinamismo en la construcci\u00f3n, <strong>lograron mantener precios de renta estables<\/strong>. Por consiguiente, el precio de renta mensual en Monterrey alcanz\u00f3 l<strong>os 5.43 d\u00f3lares por m2<\/strong>, similar a los 4.81 d\u00f3lares m2 mensual del 3T2022.<\/p>\n<p>Con los resultados anuales, <strong>Monterrey demuestra ser uno de los favoritos para los inquilinos<\/strong>, ya que cuenta con cercan\u00eda a la frontera, precios bajos y una buena oportunidad para extender sus operaciones.<\/p>\n<p>&nbsp;<\/p>\n<p>&nbsp;<\/p>\n<p>&nbsp;<\/p>\n<p>&nbsp;<\/p>\n","protected":false},"excerpt":{"rendered":"<p>A pesar del dinamismo que presenta la construcci\u00f3n
