{"id":137088,"date":"2023-01-19T08:15:04","date_gmt":"2023-01-19T14:15:04","guid":{"rendered":"https:\/\/centrourbano.com\/?p=137088"},"modified":"2023-01-18T15:24:41","modified_gmt":"2023-01-18T21:24:41","slug":"cuautitlan-y-tepotzotlan-los-mas-activos-del-mercado-industrial-zmvm","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/cuautitlan-y-tepotzotlan-los-mas-activos-del-mercado-industrial-zmvm\/","title":{"rendered":"Cuautitl\u00e1n y Tepotzotl\u00e1n, los m\u00e1s activos del mercado industrial ZMVM"},"content":{"rendered":"<p><em>Dentro de la ZMVM, los corredores de Cuautitl\u00e1n y Tepotzotl\u00e1n dominaron la absorci\u00f3n bruta, ya que aportaron el 75% de las transacciones<\/em><!--more--><\/p>\n<p>La <em>Zona Metropolitana del Valle de M\u00e9xico<\/em> (ZMVM), cerr\u00f3 el <strong>2022 con una demanda neta de 1 mill\u00f3n de metros cuadrados (m<sup>2<\/sup>)<\/strong>, 74% superior que 2021. Sin embargo, esta situaci\u00f3n se amerita a sus <strong>corredores m\u00e1s activos: Cuautitl\u00e1n y Tepotzotl\u00e1n.<\/strong><\/p>\n<p>En t\u00e9rminos de <strong>absorci\u00f3n bruta<\/strong>, estos corredores tambi\u00e9n aportaron el 75% de las transacciones, de las cuales<strong> 55% correspondi\u00f3 a log\u00edstica<\/strong>. La situaci\u00f3n incentiv\u00f3 los inicios de construcci\u00f3n, que acumularon m\u00e1s de 442,000 metros cuadrados.<\/p>\n<p>Del total de <strong>m<sup>2<\/sup> que iniciaron en 2022<\/strong>, el 79% se posicionaron sobre Cuautitl\u00e1n, impulsado por la demanda de desarrolladores locales. La decisi\u00f3n por este corredor, se debe a que el submercado cuenta con espacios para big box y \u00faltima milla.<\/p>\n<p>En ese sentido, el submercado con <strong>mayor incremento de inventario fue Cuautitl\u00e1n<\/strong>, que aument\u00f3 en 15.9% en comparaci\u00f3n de 2021. Derivado del crecimiento en el corredor, al cierre del cuarto trimestre de 2022(4T2022), <strong>la nueva oferta<\/strong> que se incorpor\u00f3 al inventario de la ZMVM fue de<strong> 295,000 metros cuadrados.<\/strong><\/p>\n<p>A pesar del aumento dentro de los submercados que corresponden al CTT (Cuautitl\u00e1n, Tultitl\u00e1n y Tepotzotl\u00e1n), este se <strong>posicion\u00f3 como el \u00e1rea de menor vacancia<\/strong>, con un m\u00ednimo <strong>hist\u00f3rico de 2.3%.<\/strong> Sin embargo, a nivel de submercado, se registr\u00f3 que <strong>el CCT fue el de mayor demanda<\/strong> por parte de los usuarios de gran escala.<\/p>\n<h2>Que esperar para ZMVM<\/h2>\n<p>De acuerdo con <a href=\"https:\/\/twitter.com\/cbremexico\" target=\"_blank\" rel=\"noopener\">CBRE<\/a>, <strong>la ZMV logr\u00f3 comercializar m\u00e1s de 1.2 millones de m<sup>2<\/sup><\/strong> y<strong> m\u00e1s de 84 transacciones<\/strong> de las cuales <strong>66% fueron nuevas operacione<\/strong>s. Debido al \u00e9xito, se prev\u00e9 que en 2023 m\u00e1s de medio mill\u00f3n de m<sup>2<\/sup> entren al mercado.<\/p>\n<p>No obstante, <strong>se presentar\u00e1 una leve inclinaci\u00f3n por espacios especulativos<\/strong>, lo que ayudar\u00e1 a la tasa de vacancia. Finalmente, los expertos estiman que el 12% de las construcciones del a\u00f1o pertenecer\u00e1n al formato<em> Build to
