{"id":137044,"date":"2023-01-17T14:42:23","date_gmt":"2023-01-17T20:42:23","guid":{"rendered":"https:\/\/centrourbano.com\/?p=137044"},"modified":"2023-01-31T12:08:27","modified_gmt":"2023-01-31T18:08:27","slug":"disponibilidad-industrial-como-avanza-el-mercado-mexicano","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/disponibilidad-industrial-como-avanza-el-mercado-mexicano\/","title":{"rendered":"Disponibilidad industrial,\u00bfc\u00f3mo avanza el mercado mexicano?"},"content":{"rendered":"<p><em>Gran parte de la disponibilidad industrial se encuentra en el norte, pero al referirse a mercados particulares, presentan la menor vacancia<\/em><!--more--><\/p>\n<p>El <strong>mercado industrial es uno de los m\u00e1s cotizados<\/strong> en M\u00e9xico, por lo que antes de iniciar una inversi\u00f3n en el segmento, <strong>se recomienda analizar la disponibilidad<\/strong>. Bajo esta premisa, <a href=\"https:\/\/twitter.com\/datoz_mx\" target=\"_blank\" rel=\"noopener\">Datoz<\/a> revel\u00f3 la segmentaci\u00f3n por regiones de los <strong>4 millones 35,700 metros cuadrados <\/strong>(m2) disponibles en M\u00e9xico.<\/p>\n<p>Del total de m2 vacantes en el pa\u00eds, <strong>el 19% de ellos se encuentra en la regi\u00f3n centro<\/strong>, mientras que <strong>31% se localiza en la regi\u00f3n de baj\u00edo occidente<\/strong>. Mientras tanto, las ciudades del norte reunidas en <strong>norponiente y noreste<\/strong>, totalizan <strong>el 49%<\/strong> de la disponibilidad del mercado mexicano.<\/p>\n<p>Ahora, al adentrarse en el an\u00e1lisis, a pesar de que la regi\u00f3n centro cuenta con la menor disponibilidad del pa\u00eds, <strong>la Ciudad de M\u00e9xico es el mercado con mayor disponibilidad<\/strong>. Esto se debe a que <strong>agrupa el 17% de los m2<\/strong> disponibles.<\/p>\n<p>Sumado a ello, <strong>otro de los mercados con mayor vacancia es Monterrey<\/strong>, perteneciente a la regi\u00f3n norte, mismo que <strong>agrupa el 14%<\/strong> de la disponibilidad industrial de M\u00e9xico. No obstante, en cuanto a la tasa de disponibilidad, el mercado con mayor porcentaje es La Laguna, en el norte, que <strong>present\u00f3 una variaci\u00f3n anual del 8.15 por ciento<\/strong>.<\/p>\n<p>Sin embargo, es imprescindible destacar que <strong>el suroeste mexicano comienza su participaci\u00f3n activa<\/strong> en el mercado industrial. Por tal motivo, al cierre del cuarto trimestre de 2022 (4T2022) fue tomado en cuenta con <strong>el 1% de la disponibilidad<\/strong> industrial de M\u00e9xico.<\/p>\n<h2>Poca disponibilidad industrial<\/h2>\n<p>Derivado de la poca disponibilidad industrial, se <strong>iniciaron 5 millones 625,100 m2<\/strong> de nuevos proyectos. Nuevamente, <strong>la regi\u00f3n sureste particip\u00f3 con el 1% del total mexicano<\/strong>.<\/p>\n<p>No obstante, <strong>el mayor inici\u00f3 de construcciones se present\u00f3 en las regiones norte<\/strong>, mismas que agruparon el 62% de los m2 en proceso. Sobre la tangente, <strong>Monterrey<\/strong> es el mercado que indiscutiblemente se mantuvo con mayor actividad. Por tal motivo, <strong>cerr\u00f3 el 4T2022 con 1 mill\u00f3n 175,800 m2 en proceso<\/strong>, 21% del total nacional.<\/p>\n<p>Debido a la situaci\u00f3n, Monterrey <strong>destac\u00f3 con precios competitivos<\/strong> al posicionarse con 5.27 d\u00f3lares por m2 mensual en promedio de salida. Mientras que, el precio promedio de cierre en la ciudad cerr\u00f3 con 5.17 d\u00f3lares m2 mes.<\/p>\n<p>En relaci\u00f3n a los precios de salida, la ciudad que registr\u00f3 el promedio m\u00e1s alto fue Tijuana con 6.67 d\u00f3lares m2 mensual. Se prev\u00e9 que la situaci\u00f3n de los precios del mercado contin\u00fae al alza, derivado de la poca disponibilidad de espacios con vocaci\u00f3n industrial.<\/p>\n<p>Finalmente, como foco de inversi\u00f3n, <strong>M\u00e9rida destac\u00f3 con el menor precio a nivel nacional<\/strong>, al promediar 3.88 d\u00f3lares por m2
