{"id":136926,"date":"2023-01-13T14:22:34","date_gmt":"2023-01-13T20:22:34","guid":{"rendered":"https:\/\/centrourbano.com\/?p=136926"},"modified":"2023-01-16T12:16:06","modified_gmt":"2023-01-16T18:16:06","slug":"perspectivas-2023-2","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/opinion\/perspectivas-2023\/perspectivas-2023-2\/","title":{"rendered":"Perspectivas 2023"},"content":{"rendered":"<p>Por Ignacio Lacunza Maga\u00f1a*<!--more--><\/p>\n<p>La situaci\u00f3n global post pandemia ha sido ambigua, en M\u00e9xico las \u00faltimas semanas ha demostrado<br \/>\nun dinamismo y crecimiento, sin embargo, de acuerdo con datos del <a href=\"https:\/\/twitter.com\/INEGI_INFORMA\">INEGI<\/a>, el tercer trimestre de<br \/>\n2022, el PIB mostr\u00f3 un aumento de 1 por ciento respecto al trimestre previo y de 2.7 por ciento en<br \/>\nlos primeros nueve meses del a\u00f1o. Con todo y el efecto COVID, la econom\u00eda global creci\u00f3 5.9 por<br \/>\nciento a tasa anual de acuerdo con el Fondo Monetario Internacional, el cual fue mayor a lo previsto<br \/>\ny el mas alto en los \u00faltimos 48 a\u00f1os.<\/p>\n<p>El sector inmobiliario a lo largo de la historia ha demostrado una resiliencia que permite que la<br \/>\neconom\u00eda de los pa\u00edses se recargue en el para poder salir avante de los retos que la pandemia nos<br \/>\ntrajo; existen factores externos como lo es la Guerra entre Rusia y Ucrania que comenz\u00f3 a principios<br \/>\ndel a\u00f1o pasado y que repercuti\u00f3 seriamente en los comodities como el acero, el cemento y muchos<br \/>\notros, que son parte fundamental de la industria. Incluso con el esfuerzo y apoyo de las instituciones<br \/>\ncrediticias las cuales ofrecieron unas tasas tan atractivas que no se hab\u00edan dado en mucho tiempo,<br \/>\nlas personas dudaron en comprar una vivienda, y el inventario que se encontraba rezagado a precios<br \/>\ncompetitivos se termin\u00f3 y ahora deben de lidiar con oferta de vivienda a precios mayores que<br \/>\nincluyen los ya mencionados.<\/p>\n<p>Nuestro vecino del norte contin\u00faa con un alza en sus tasas, pero no son los \u00fanico que reportan este<br \/>\nincremento, lo cual desincentiva la adquisici\u00f3n de cr\u00e9ditos hipotecarios y a su vez afectan al sector.<br \/>\nNo olvidemos aquella frase coloquial que dice \u201cSi Estados Unidos estornuda, a M\u00e9xico le da gripa\u201d,<br \/>\nde hecho, el incremento en las tasas de inter\u00e9s de EE. UU, indican que ya se percibe cierta<br \/>\ndesaceleraci\u00f3n en la actividad econ\u00f3mica; la tan ansiada pausa en el alza de tasas no se llev\u00f3 a cabo.<br \/>\n\u00bfCu\u00e1les son las perspectivas de crecimiento econ\u00f3mico 2023? Sin duda somos optimistas y seguros<br \/>\nestamos que una de las buenas acciones que ha dejado la pandemia es el entendimiento de trabajar<br \/>\ncon alianzas que nos dejen a todos una manera de ganar \u2013 ganar y dar a los clientes la mejor opci\u00f3n<br \/>\nen vivienda.<\/p>\n<p>Otro de los factores que ayudar\u00e1 a tener un a\u00f1o pr\u00f3spero, sin duda alguna es el impulso a las<br \/>\nexportaciones manufactureras, las remesas y el turismo. Esta semana se reunir\u00e1n en M\u00e9xico los<br \/>\npresidentes miembros del TMEC, de dicha reuni\u00f3n esperamos grandes noticias que incentivar\u00e1n los<br \/>\nfactores mencionados.<\/p>\n<p>La demanda de vivienda en 2023 no se detiene, se sigue adaptando a los nuevos requerimientos de<br \/>\nla poblaci\u00f3n, que cada vez es mas conocedora y exigente, que sabe que es lo que quiere y que con<br \/>\nla digitalizaci\u00f3n acelerada solicitan informaci\u00f3n clara, pronta y precisa. El espacio y la funcionalidad<br \/>\nde la mano de un buen precio son los requerimientos que los clientes ven y solicitan.<\/p>\n<p>Se debe de atender el mercado de acuerdo con las necesidades, ser digitales, ser disruptivos, salirse<br \/>\nde la caja y pensar en todos aquellos clientes potenciales que hoy por hoy han sido olvidados.<br \/>\nLa falta de tierra por precio alto dio pie a la vivienda vertical, que seguir\u00e1 en tendencia, como lo ha<br \/>\nsido a nivel mundial; los modelos de negocio tales como las fibras, los crowfundings y otros<br \/>\nparecidos seguir\u00e1n en expansi\u00f3n.<\/p>\n<p>Debemos estar al tanto de la evoluci\u00f3n inmobiliaria y quien no se sume y se adelante a los hechos<br \/>\nquedar\u00e1 fuera. Persistir\u00e1 el que innove, el que impacte, el que de soluciones.<br \/>\nEn la Asociaci\u00f3n Mexicana de Profesionales Inmobiliarios, AMPI, estamos trabajando y creando<br \/>\nnuevas opciones que ya est\u00e1n en marcha, creando alianzas, pero sobro todo pensando en nuestros<br \/>\nasociados que brinden a sus clientes soluciones atractivas. \u00bfC\u00f3mo veo el crecimiento inmobiliario<br \/>\n2023?
