No obstante, dentro de los referentes <strong>Tijuana registr\u00f3 los precios de renta m\u00e1s altos de todo M\u00e9xico.<\/strong><\/p>\n<p>Este suceso <strong>se debe a la nula vacancia, una demanda sostenida y la escasez de tierras con vocaci\u00f3n industrial<\/strong>. Consecuente a ello, el precio de renta promedio de la ciudad lleg\u00f3 a los 7.0 d\u00f3lares (USD) por metro cuadrado (m2) al cierre del cuarto trimestre de 2022(4T202).<\/p>\n<p>Sin embargo, <a href=\"https:\/\/www.solili.mx\" target=\"_blank\" rel=\"noopener\">Solili<\/a> report\u00f3 un <strong>precio promedio que alcanz\u00f3 los 7.75 USD por m2 mensual dentro del corredor El Florido-Bulevard 2000<\/strong>. Por otro lado, tambi\u00e9n existen corredores que cuentan con espacios por debajo de la media con 6.6 usd\/m2\/mes, caso particular que se suscita sobre Pacifico-Nordika.<\/p>\n<p>Dentro de los <strong>factores que disparan los precios de renta<\/strong> se encuentran las <strong>elevadas inversiones iniciales<\/strong> que realizan los inversionistas. En ese sentido, la inversi\u00f3n se destina para la <strong>nivelaci\u00f3n de terrenos, dotaci\u00f3n de infraestructura de suministro el\u00e9ctrico, y desplazamiento h\u00eddrico<\/strong>.<\/p>\n<p>Por tal motivo, las edificaciones que se realizan en Tijuana implican un mayor costo unitario, y sin terreno, no existe punto de partida para la construcci\u00f3n de parques industriales.<\/p>\n<p>Sumado a ello, <strong>en 2023 los desarrolladores se enfrentar\u00e1n al reto de culminar las construcciones en tiempo y costos anteriormente proyectados<\/strong>. Por lo tanto, tendr\u00e1 que aumentar su velocidad de respuesta, e iniciar obras especulativas como factor fundamental para contener un mayor incremento en los precios de renta.<\/p>\n<h2>Tijuana durante 2022<\/h2>\n<p>El mercado industrial de Tijuana logr\u00f3 acercarse a los n\u00fameros registrados antes de la pandemia. Y, al igual que sus vecinos del norte se encontr\u00f3 en la mira de empresas americanas y asi\u00e1ticas que buscan trasladar parte de su producci\u00f3n.<\/p>\n<p>Derivado de la situaci\u00f3n, <strong>la construcci\u00f3n industrial cerr\u00f3 el a\u00f1o con 488,000 m2 de nuevas naves industriales<\/strong>. A pesar de la situaci\u00f3n, la ciudad a\u00fan no logra alcanzar la demanda que se gener\u00f3, lo que result\u00f3 en un descenso en la vacancia.<\/p>\n<p>Debido a ello, la vacancia alcanz\u00f3 sus niveles m\u00e1s bajos en septiembre de 2022 con 0.41%, y a partir de ah\u00ed, increment\u00f3 de forma paulatina hasta <strong>estabilizarse en 0.8% a finales de
