Con ello, los expertos de <a href=\"https:\/\/www.solili.mx\/\" target=\"_blank\" rel=\"noopener\">Solili<\/a> <strong>analizan las posibilidades de crecimiento para el mercado en 2023.<\/strong><\/p>\n<p>Como primera pauta, se espera una continuidad del <a href=\"https:\/\/centrourbano.com\/inmobiliario\/prologis-preve-demanda-industrial-record-en-mexico-para-2023\/\" target=\"_blank\" rel=\"noopener\">crecimiento en la demanda bruta<\/a> dentro de <strong>Monterrey, Ciudad de M\u00e9xico y Reynosa.<\/strong>\u00a0 Por lo tanto, se esperan a\u00fan mayores contracciones de vacancia, lo que traer\u00e1 el incremento de precios de renta. Antes de que suceda, <strong>Tijuana ya registraba un precio de renta en 6.69 d\u00f3lares por metro cuadrados (m2) mensual<\/strong> al mes de noviembre del 2022.<\/p>\n<p>Mientras tanto, <strong>en un escenario macroecon\u00f3mico se estima que en 2023 la inflaci\u00f3n continuar\u00e1 en alza.<\/strong> A pesar de ello, las condiciones m\u00e1s austeras lograr\u00e1n que el mercado inmobiliario se depure y fortalezca, ya que los grupos m\u00e1s s\u00f3lidos permanecer\u00e1n e incrementar\u00e1n su participaci\u00f3n.<\/p>\n<h2>Cifras previas del sector inmobiliario industrial<\/h2>\n<p>Al cierre de noviembre, mercados de la frontera como<strong> Monterrey, Reynosa, Tijuana y Ciudad Ju\u00e1rez lograron alcanzar vacancias en m\u00ednimos hist\u00f3ricos; 1.76%, 1.13%, 0.78% y 0.54%, respectivamente<\/strong>.<\/p>\n<p>Por su parte,<strong> Ciudad de M\u00e9xico y Guadalajara presenciaron la disminuci\u00f3n de 2.1% y 1.6% , respectivamente<\/strong>, en sus niveles de disponibilidad. Sobre la situaci\u00f3n, el principal factor de impulso en los mercados fue el nearshoring.<\/p>\n<p>2022 fue un a\u00f1o en que<strong> M\u00e9xico logr\u00f3 sacar provecho de sus ventajas competitivas<\/strong>; geograf\u00eda, calidad de mano de obra, portafolio inmobiliario de alta calidad, entre otros. <strong>El conjunto de estas \u00e1reas de oportunidad, lograron prol\u00edferos resultados en el sector inmobiliario industrial,<\/strong> el cual explot\u00f3 y explor\u00f3 nuevas zonas del mercado mexicano.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Los expertos de
