En esta ocasi\u00f3n, <a href=\"https:\/\/www.solili.mx\/\" target=\"_blank\" rel=\"noopener\">Solili<\/a> <strong>report\u00f3 que la vacancia industrial de Guadalajara registra el 0.62%<\/strong> antes del cierre de a\u00f1o.<\/p>\n<p>Sobre ello, lo<strong>s submercados de Guadalajara que cuentan con disponibilidad son<\/strong>; <em>el Salto con 17,000 metros cuadrados(m<sup>2<\/sup>); L\u00f3pez Mateo Sur con 11,000 m<sup>2<\/sup> y Perif\u00e9rico sur con 2,000 metros cuadrados.<\/em><\/p>\n<p>No obstante, <strong>la ciudad avanza con 230,000 m<sup>2<\/sup>, de los cuales 60% se encuentran disponibles<\/strong>. Por ejemplo, sobre <a href=\"https:\/\/centrourbano.com\/inmobiliario\/el-salto-encabezo-la-demanda-industrial-de-guadalajara-en-2022\/\" target=\"_blank\" rel=\"noopener\">El Salto<\/a>, se encuentra un proyecto especulativo vacante con 27,600 m<sup>2<\/sup> libres. Y, como este, son muchos los espacios especulativos que en la actualidad dominan la oferta disponible.<\/p>\n<p>A pesar de ello, <strong>la ciudad no cuenta no espacio suficiente para desarrollar construcciones entre los 10,000 m<sup>2<\/sup> y 20,000 m<sup>2<\/sup>.<\/strong><\/p>\n<p>En consecuencia a la nula vacancia de Guadalajara, <strong>los precios de renta cerraron en 5.0 d\u00f3lares por m2 mensual<\/strong>. Por tal motivo, el mercado present\u00f3 un incremento promedio anual de 8.5%, similar al que se observ\u00f3 en Saltillo.<\/p>\n<p>Sin embargo, el precio m\u00e1s alto del mercado se encuentra sobre el corredor Perif\u00e9rico Sur con 5.7 d\u00f3lares por m<sup>2<\/sup> mensual. Mientras que el m\u00ednimo lleg\u00f3 a los 4.6 d\u00f3lares por m<sup>2<\/sup> en el corredor L\u00f3pez Mareos Sur.<\/p>\n<p><strong>Al resumir los datos que se obtienen antes que de finalice el a\u00f1o se podr\u00eda comenzar a especular el \u00e9xito que se espera hacia 2023<\/strong>. Ya que, existen m\u00faltiples oportunidades para el mercado, tal es el caso del desarrollo de la construcci\u00f3n, la cual camina a paso lento.<\/p>\n<p>Por otro lado, el escenario cr\u00edtico de espacios disponibles podr\u00eda incidir directamente en el primer trimestre de 2023 dentro de los precios de renta.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Los submercados que presentan
