{"id":136348,"date":"2022-12-26T08:15:00","date_gmt":"2022-12-26T14:15:00","guid":{"rendered":"https:\/\/centrourbano.com\/?p=136348"},"modified":"2022-12-23T14:19:37","modified_gmt":"2022-12-23T20:19:37","slug":"vacancia-corporativa-de-queretaro-alcanza-niveles-prepandemia","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/vacancia-corporativa-de-queretaro-alcanza-niveles-prepandemia\/","title":{"rendered":"Vacancia corporativa de Quer\u00e9taro alcanza niveles prepandemia"},"content":{"rendered":"<p><em>El mercado corporativo de Quer\u00e9taro logr\u00f3 cerrar con una vacancia de 117,000 m<sup>2<\/sup>, caracter\u00edstica similar observada prepandemia<\/em><!--more--><\/p>\n<p>Despu\u00e9s de meses dif\u00edciles para el sector corporativo mexicano, el mercado de Quer\u00e9taro vislumbro su primeros niveles prepandemia. <strong>El primer gran indicador que se reposicion\u00f3 fue la vacancia<\/strong>, la cual cerr\u00f3 noviembre 2022 con 16.9 por ciento.<\/p>\n<p>Por tal motivo,<strong> se habla se n\u00fameros que se comparan al estatus del mercado antes de la pandemia<\/strong>. En ese sentido, <a href=\"http:\/\/solili.mx\/\" target=\"_blank\" rel=\"noopener\">Solili<\/a> registra que Quer\u00e9taro cuenta con <strong>117,000 metros cuadrados<\/strong> (m<sup>2<\/sup>) disponibles en tama\u00f1os que van desde los 40 m<sup>2<\/sup> hasta una edificaci\u00f3n por 9,300 metros cuadrados.<\/p>\n<p>Esta disponibilidad se encuentra sobre los corredores <em>Centro Sur, Juriquilla, Bernardo Quintana y Cinco de febrero<\/em>, los cuales agrupan el 93% de los espacios vacantes.<\/p>\n<p>Sumado a ello, <strong>la demanda logr\u00f3 superar los 27,000 m<sup>2<\/sup>,<\/strong> lo que simboliz\u00f3 un crecimiento del 93%, respecto a 2021. De seguir as\u00ed, <strong>se podr\u00eda anticipar un 2023 con precios de renta de oficinas estables en 14.05 d\u00f3lares por m<sup>2<\/sup> mensual<\/strong>, similar a lo observado prepandemia.<\/p>\n<p>No obstante, e<strong>l retorno a las oficinas gener\u00f3 una necesidad por tama\u00f1os, instalaciones y facilidades que antes no se encontraban.<\/strong> Por ello, <strong>Quer\u00e9taro contin\u00faa con la ejecuci\u00f3n de 26,000 m<sup>2<\/sup><\/strong> en proyectos que iniciaron antes de pandemia, ahora con nuevas configuraciones.<\/p>\n<p>El principal factor que impulsa este crecimiento es la b\u00fasqueda por incrementar la productividad y retener los recursos humanos de las empresas. Por lo tanto, <strong>los corporativos se empe\u00f1an en innovar y explicar nuevas ubicaciones<\/strong> para ampliar las opciones disponibles en el mercado.<\/p>\n<p>Adem\u00e1s, <strong>los nuevos modelos laborales impulsaron la necesidad de espacios<\/strong> con condiciones diferentes de conectividad. As\u00ed como de infraestructura y ubicaci\u00f3n, las cuales se consideran superiores a las que se dispon\u00edan previamente.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>El mercado
