{"id":135965,"date":"2022-12-07T14:47:19","date_gmt":"2022-12-07T20:47:19","guid":{"rendered":"https:\/\/centrourbano.com\/?p=135965"},"modified":"2022-12-07T15:18:11","modified_gmt":"2022-12-07T21:18:11","slug":"venta-vivienda-portales","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/vivienda\/venta-vivienda-portales\/","title":{"rendered":"Crece 7% la venta de vivienda nueva en el corredor Portales"},"content":{"rendered":"<p><em>En cuanto a precios, la vivienda nueva mostr\u00f3 una ca\u00edda anual de 1% al cierre del 3T2022; mientras que la usada present\u00f3 un crecimiento del 22% frente al 3T2021<\/em><!--more--><\/p>\n<p>De acuerdo con un informe elaborado por <strong>Tinsa M\u00e9xico<\/strong>, <strong>TuHabi<\/strong> y <strong>Propiedades.com<\/strong>, durante el tercer trimestre del a\u00f1o (3T2022) se registraron 115 unidades de vivienda nueva vendidas en el <strong>corredor Portales<\/strong> de la Ciudad de M\u00e9xico; lo que representa un crecimiento de 7% con respecto al mismo periodo de 2021.<\/p>\n<a href=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/viviendas-vendidas-portales.jpg\" target=\"_blank\" rel=\"noopener\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter wp-image-135970 \" src=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/viviendas-vendidas-portales.jpg\" alt=\"\" width=\"534\" height=\"449\" srcset=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/viviendas-vendidas-portales.jpg 924w, https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/viviendas-vendidas-portales-300x252.jpg 300w, https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/viviendas-vendidas-portales-768x646.jpg 768w\" sizes=\"auto, (max-width: 534px) 100vw, 534px\" \/><\/a>\n<p>Asimismo, el n\u00famero de unidades registradas en el portal de <strong>Propiedades.com<\/strong> creci\u00f3 195% en el 3T2022 con respecto al 3T2021; y un 165% con respecto al 3T2020.<\/p>\n<p>De estas viviendas, el <strong>segmento Residencial<\/strong> lidera en n\u00famero de unidades disponibles en el corredor Portales, con 69%; seguido por el <strong>Residencial Plus<\/strong> con el 19%. Cabe mencionar que el <strong>segmento Residencial<\/strong> representa el 86% del stock disponible de vivienda nueva; por lo que es el segmento que m\u00e1s predomina dentro del corredor, seguido del <strong>Medio<\/strong> con el 14% de las unidades disponibles.<\/p>\n<p>Respecto a la tipolog\u00eda, el informe se\u00f1ala que las <strong>propiedades de dos rec\u00e1maras<\/strong> representan la oferta de mayor desarrollo en el corredor Portales; mientras que la <strong>oferta de tres rec\u00e1maras<\/strong> representa el 26% del stock disponible. En el caso de vivienda nueva representa solo el 10 por ciento.<\/p>\n<p>Finalmente, en cuanto a precios, la <strong>vivienda nueva<\/strong> ha mostrado una tendencia a la baja durante todo el a\u00f1o; y al cierre del 3T2022 report\u00f3 una ca\u00edda del 1% comparado con el mismo periodo del a\u00f1o pasado.
