{"id":135749,"date":"2022-11-25T08:10:27","date_gmt":"2022-11-25T14:10:27","guid":{"rendered":"https:\/\/centrourbano.com\/?p=135749"},"modified":"2022-11-24T16:15:38","modified_gmt":"2022-11-24T22:15:38","slug":"demanda-del-nearshoring-en-mexico-duplica-cifras-de-2021","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/demanda-del-nearshoring-en-mexico-duplica-cifras-de-2021\/","title":{"rendered":"Demanda del Nearshoring en M\u00e9xico duplica cifras de 2021"},"content":{"rendered":"<p><em>Tan solo en los primeros nueve meses del a\u00f1o, el nearshoring logr\u00f3 demandar cerca de 1 mill\u00f3n 200,000 m<sup>2<\/sup> de espacio industrial en el pa\u00eds<\/em><!--more--><\/p>\n<p>De acuerdo con el \u00faltimo reporte de actividad del mercado inmobiliario industrial de Nearshoring en M\u00e9xico, <strong>la demanda logr\u00f3 alcanzar 1 mill\u00f3n 200,000 metros cuadrados (m<sup>2<\/sup>), casi el doble de la cifra que cerr\u00f3 el 2021<\/strong><\/p>\n<p>Bajo esta premisa, <strong>el mercado Noreste del pa\u00eds se presento como la regi\u00f3n m\u00e1s dominante.<\/strong> Y, con ello, la participaci\u00f3n del Nearshoring en la <a href=\"https:\/\/centrourbano.com\/inmobiliario\/gobierno-de-gto-e-iniciativa-privada-impulsan-consolidacion-de-parques-industriales\/\" target=\"_blank\" rel=\"noopener\">demanda industrial<\/a> pas\u00f3 de participar en 14% a 26% al cierre del tercer trimestre de 2022(3T2022).<\/p>\n<p>En el cono norte de M\u00e9xico, <strong>Monterrey y Saltillo participan en 61% dentro de la actividad.<\/strong> Mientras que la fabricaci\u00f3n de autopartes domin\u00f3 la actividad de transacciones de espacios por Nearshoring en gran parte de los mercados del centro y norte del pa\u00eds.<\/p>\n<p>En ese sentido, <strong>la fabricaci\u00f3n de autopartes represent\u00f3 el 40% de la demanda<\/strong>. En tanto que la manufactura de muebles, maquinaria y electrodom\u00e9sticos mantuvieron una fuerte participaci\u00f3n.<\/p>\n<h2>Nearshoring en M\u00e9xico<\/h2>\n<p>El <a href=\"https:\/\/twitter.com\/Banxico\" target=\"_blank\" rel=\"noopener\">Banco de M\u00e9xico<\/a>(Banxico)<strong> anunci\u00f3 que una de las principales razones por las que el nearshoring deton\u00f3 en M\u00e9xico es la tensi\u00f3n comercial entre Estados Unidos y China.<\/strong> Por lo que, entre enero y septiembre de 2022, las inversiones provenientes de china representaron el 40% de la demanda del esquema.<\/p>\n<p>De acuerdo con Banxico, <strong>m\u00e1s del 26% de las empresas que integran las Cadena de Suministros Global mencionaron el incremento en la demanda de sus productos en consecuencia de la relocalizaci\u00f3n<\/strong> de empresas. Por lo que, la cifra es equiparable al 26% adicional en la demanda por Nearshoring que vislumbra el sector inmobiliario industrial. Esto tan solo en los primeros nueve meses del a\u00f1o, s\u00ed se compara con la comercializaci\u00f3n total.<\/p>\n<p>&nbsp;<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Tan solo en los
