{"id":135727,"date":"2022-11-23T16:29:09","date_gmt":"2022-11-23T22:29:09","guid":{"rendered":"https:\/\/centrourbano.com\/?p=135727"},"modified":"2022-11-23T17:29:32","modified_gmt":"2022-11-23T23:29:32","slug":"vivienda-latinoamerica-3t2022","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/vivienda\/vivienda-latinoamerica-3t2022\/","title":{"rendered":"Venta de vivienda en Latinoam\u00e9rica crece 28.2% en el 3T2022"},"content":{"rendered":"<p><em>En la ZMCDMX existe m\u00e1s vivienda horizontal en stock que en las otras capitales latinoamericanas; adem\u00e1s de que el 25% de los desarrollos son de vivienda media<\/em><!--more--><\/p>\n<p>De acuerdo con el \u00faltimo estudio <strong><em>Residential Market Overview<\/em><\/strong>, publicado por Tinsa, durante el tercer trimestre del a\u00f1o (3T2022) se vendieron 34,534 unidades de vivienda nueva en cuatro capitales de Am\u00e9rica Latina: <strong>Santiago<\/strong>, <strong>Bogot\u00e1<\/strong>, la <strong>Ciudad de M\u00e9xico<\/strong> y <strong>Lima<\/strong>; lo que representa un crecimiento de 28.2% frente al trimestre anterior.<\/p>\n<p>Las capitales de <strong>Chile<\/strong> y <strong>Per\u00fa<\/strong> reportaron que el 51% y 41% de sus unidades vendidas corresponden a los <strong>segmentos Medios<\/strong>. Mientras que, en la <strong>Zona Metropolitana de la CDMX<\/strong>, los <strong>segmentos Medio, Medio Bajo y de Inter\u00e9s social<\/strong> concentraron el 56% en las ventas trimestrales.<\/p>\n<a href=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/vivienda-latam-3t2022.jpg\" target=\"_blank\" rel=\"noopener\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter wp-image-135729 \" src=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/vivienda-latam-3t2022.jpg\" alt=\"\" width=\"700\" height=\"423\" srcset=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/vivienda-latam-3t2022.jpg 1033w, https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/vivienda-latam-3t2022-300x181.jpg 300w, https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/vivienda-latam-3t2022-1000x604.jpg 1000w, https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/vivienda-latam-3t2022-768x464.jpg 768w\" sizes=\"auto, (max-width: 700px) 100vw, 700px\" \/><\/a>\n<p>Cabe mencionar que el <strong><em>ticket<\/em><\/strong><strong> promedio<\/strong> de venta de una vivienda horizontal en estas ciudades es de 116,994 d\u00f3lares; con un valor por metro cuadrado de 1,095 d\u00f3lares y una superficie habitable de 99 metros cuadrados.<\/p>\n<p>Por otro lado, al cierre del 3T2022 se reportaron <strong>147,000 unidades de vivienda disponible<\/strong> en las cuatro ciudades; lo que representa una ca\u00edda de 8.3% anual y 5.1% trimestral. Y, seg\u00fan el estudio, el 89% de estas unidades corresponde a proyectos de <strong>vivienda vertical<\/strong>; mientras que el 11% corresponde a <strong>vivienda horizontal<\/strong>.<\/p>\n<p>De igual manera, Tinsa se\u00f1al\u00f3 que en la ZMCDMX existe m\u00e1s <strong>vivienda horizontal<\/strong> en stock que en las otras capitales. Esto debido a que la mancha urbana se ha extendido al Estado de M\u00e9xico e Hidalgo, donde a\u00fan se desarrolla vivienda horizontal, principalmente orientada a segmentos de inter\u00e9s social.<\/p>\n<p>Adem\u00e1s, en la capital mexicana, casi una cuarta parte de los desarrollos est\u00e1n orientados a <strong>segmentos Medios<\/strong>; lo que se ha impulsado de forma importante en el \u00faltimo a\u00f1o.<\/p>\n<p>El <strong>stock disponible<\/strong> en la regi\u00f3n se concentra en el segmento de <strong>vivienda Media<\/strong>, con el 35% del inventario actual. Los segmentos de Inter\u00e9s social, Medio y Medio Bajo concentran el 58% del stock; mientras que los segmentos Residencial y Residencial Plus representan un 35%, y el segmento Luxury el 7 por ciento.<\/p>\n<p>Finalmente, respecto al <strong>avance de obra<\/strong>, la CDMX es la capital con m\u00e1s proyectos en fase de Entrega Inmediata, con 34%; seguida por Lima con 19%. En Bogot\u00e1 54% de los proyectos se encuentra en preliminares, mientras que Santiago 40% de los desarrollos est\u00e1n en obra negra.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>En la ZMCDMX existe m\u00e1s vivienda horizontal en stock que en las otras capitales latinoamericanas;
