En ese sentido,<strong> Monterrey(Mty) tom\u00f3 la delantera con 1.5 millones de m<sup>2<\/sup> acumulados<\/strong>, por lo que la ciudad regiomontana podr\u00eda cerrar el a\u00f1o con la mayor demanda industrial del pa\u00eds.<\/p>\n<p><strong>Es cierto que la CDMX logr\u00f3 aventajar a Monterrey durante el tercer trimestre de 2022 (3T2022) con 127,000 m<sup>2<\/sup>.<\/strong> Sin embargo, <strong>a dos meses del cierre trimestral, la ciudad del norte retom\u00f3 la delantera por 272,000 m<sup>2<\/sup>,<\/strong> lo que simboliza un reto para la capital si desea retomar la ventaja industrial.<\/p>\n<p>Bajo esta premisa, <strong>los gobiernos de ambas ciudades realizan una tarea tit\u00e1nica por mantener la inversi\u00f3n extranjera.<\/strong> Pero, al analizar el panorama, la demanda de la frontera crea un importante polo que engloba a Monterrey como regi\u00f3n cohesionada.<\/p>\n<p>Respecto a ello, los inversionistas y desarrolladores se encuentran dispuestos a enfrentar los retos que representa invertir en el segmento. <strong>A pesar de ello, es importante la activa participaci\u00f3n de las autoridades para activar protocolos de largo plazo para planificar estrategias respecto a las ventajas que tiene M\u00e9xico, como lo es el nearshoring.<\/strong><\/p>\n<h2>Breve panorama industrial de M\u00e9xico<\/h2>\n<p>A pocas semanas de terminar el a\u00f1o<a href=\"http:\/\/solili.mx\/\" target=\"_blank\" rel=\"noopener\"> Solili<\/a> anunci\u00f3 que la demanda acumulada de las cinco entidades m\u00e1s activas representa el 70% del total. En orden, Mty y CDMX encabezan la lista, despu\u00e9s Quer\u00e9taro, Saltillo y Guanajuato se unen a ellos.<\/p>\n<p><strong>En ese sentido, si se unen los resultados de Monterrey y Saltillo estos conjuntan el 47% del total nacional. Mientras que la CDMX por si sola acumula el 30% y deja el cuarto restante al baj\u00edo con Quer\u00e9taro y Guanajuato.<\/strong><\/p>\n","protected":false},"excerpt":{"rendered":"<p>La CDMX se
