{"id":135288,"date":"2022-11-09T08:45:15","date_gmt":"2022-11-09T14:45:15","guid":{"rendered":"https:\/\/centrourbano.com\/?p=135288"},"modified":"2022-11-08T14:14:41","modified_gmt":"2022-11-08T20:14:41","slug":"industrial-zmcdmx-registra-absorcion-neta-49-superior-al-3t2021","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/industrial-zmcdmx-registra-absorcion-neta-49-superior-al-3t2021\/","title":{"rendered":"Industrial: ZMCDMX registra absorci\u00f3n neta 49% superior al 3T2021"},"content":{"rendered":"<p><em>En la ZMCDMX, el corredor con mayor actividad fue Cuautitl\u00e1n con el 40% de la demanda registrada al cierre del 3T2022<\/em><!--more--><\/p>\n<p>De acuerdo con <a href=\"https:\/\/twitter.com\/CBREMexico\" target=\"_blank\" rel=\"noopener\">CBRE<\/a>, <strong>el mercado industrial de la Zona Metropolitana de la Ciudad de M\u00e9xico (ZMCDMX) registr\u00f3 una absorci\u00f3n neta 49% superior a lo registrado en el tercer trimestre de 2021(3T2021)<\/strong>. Debido al acumulado de 649,000 metros cuadrados(m<sup>2<\/sup>) de nuevas transacciones.<\/p>\n<p>Por otra parte, <strong>la absorci\u00f3n bruta fue apenas mayor en un 2%<\/strong>, esto con el acumulado de 913,000 m2 entre renovaciones, Build To Suit y pre-arrendamiento.<\/p>\n<p>Al concentrarse en la demanda de la capital, e<strong>l corredor Cuautitl\u00e1n, Tultitl\u00e1n y Tepotzotl\u00e1n (CTT) continua a la cabeza.<\/strong> Por una parte, <strong>Cuautitl\u00e1n concentro el 40% de la demanda del 3T2022<\/strong>, con un rango de superficie entre los 5,000 m<sup>2<\/sup> y 17,000 m<sup>2<\/sup>. <strong>Mientras que Tepotzotl\u00e1n y Tultitlan registraron 20% y 15%, respectivamente.<\/strong><\/p>\n<p>Respecto a los giros que dominan la capital,<strong> log\u00edstica represent\u00f3 el 79% de la demanda<\/strong>, e-commerce y manufactura en su conjunto agruparon el 12%. Y, sector automotriz, tecnol\u00f3gico y farmac\u00e9utico integran el 9% restante.<\/p>\n<p>Por otra parte, <strong>la zona de Naucalpan y Vallejo, que aportaron el 20% de la demanda de la ZMCDMX<\/strong>, requirieron de espacios bajo el concepto de \u00faltima milla.<\/p>\n<h2>ZMCDMX: Vacancia y nuevas construcciones<\/h2>\n<p><strong>La tasa de vacancia disminuy\u00f3 al 3%, lo que representa 293,000 m<sup>2<\/sup> disponibles.<\/strong> Sin embargo, los corredores con mayor decremento fueron Naucalpan con 6% y Tultitl\u00e1n con 2%. <strong>Por su parte, Tepotzotl\u00e1n y Vallejo presentaron ligero incrementos, esto derivado de la nueva oferta del mercado.<\/strong><\/p>\n<p>Paralelo a ello, <strong>durante el periodo se incorporaron 166,079 m<sup>2<\/sup> al inventario como nueva oferta.<\/strong> Sin embargo, el 80% del espacio que ingres\u00f3 se encontraba pre-arrendado.<\/p>\n<p>A la par, el pipeline de construcci\u00f3n se mantiene cercano a los 400,000 m<sup>2<\/sup>, derivado del alza en la demanda y los inicios de construcci\u00f3n. En su conjunto, <strong>las nuevas integraciones al mercado llevaron al inventario a cerrar el 3T2022 con 9.9 millones de metros cuadrados.<\/strong><\/p>\n<p>No obstante, en la espera de los 300,000 m<sup>2<\/sup> que se integraran a final de a\u00f1o, <strong>es probable que el inventario supere los 10 millones de metros
