{"id":135279,"date":"2022-11-09T08:10:32","date_gmt":"2022-11-09T14:10:32","guid":{"rendered":"https:\/\/centrourbano.com\/?p=135279"},"modified":"2022-11-08T13:13:47","modified_gmt":"2022-11-08T19:13:47","slug":"mercado-corporativo-de-la-capital-se-mantiene-estatico","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/mercado-corporativo-de-la-capital-se-mantiene-estatico\/","title":{"rendered":"Mercado corporativo de la capital se mantiene est\u00e1tico"},"content":{"rendered":"<p><em>En la capital, el mercado corporativo present\u00f3 una actividad cercana a los 171,894 m<sup>2 <\/sup>, la m\u00e1s alta desde el inicio de la pandemia<\/em><!--more--><\/p>\n<p>En comparaci\u00f3n al segundo trimestre de 2022(2T2022) <strong>el mercado corporativo de la capital se mantuvo pr\u00e1cticamente est\u00e1tico<\/strong>, as\u00ed lo anuncio Mauricio Mondrag\u00f3n, analista de mercado de <a href=\"https:\/\/twitter.com\/Newmark_Mexico\" target=\"_blank\" rel=\"noopener\">Newmark<\/a>. <strong>Esto se debe a que despu\u00e9s de dos a\u00f1os, el sector comenz\u00f3 a presentar estabilidad.<\/strong><\/p>\n<p>\u201cEl inventario se ha incrementado de manera marginal con el ingreso de dos nuevos edificios al mercado en los corredores Insurgentes-Roma-Condesa y en Avenida de las Palmas. Esto, y el balance entre ocupaciones y desocupaciones, empujaron la tasa de disponibilidad apenas 0.1%, respecto al trimestre anterior\u201d, explic\u00f3.<\/p>\n<p>En ese sentido, <strong>el mercado corporativo de la Ciudad de M\u00e9xico registr\u00f3 cerca de 1.8 millones de metros cuadrados (m<sup>2<\/sup>) disponibles, cifra que se mantiene estable.<\/strong> Por otra parte, la absorci\u00f3n nota de la capital present\u00f3 un ligero decremento, pero se mantuvo con 21,954 m<sup>2<\/sup> y se espera mejore al cierre de a\u00f1o.<\/p>\n<p><strong>En cuanto a la absorci\u00f3n neta y la actividad de mercado del 3T2022 se mantuvieron cercanas a los niveles del trimestre anterior; 21,954 m<sup>2 <\/sup>y 171,894 m<sup>2<\/sup>, respectivamente.<\/strong> Respecto a ello, es importante resaltar que el nivel de actividad fue el mayor desde que inici\u00f3 la pandemia.<\/p>\n<p>Uno de los principales motivos de estos resultados es el fuerte movimiento presenciado en los corredores Polanco, Insurgente y Santa Fe. Corredores que en su conjunto agruparon el 57% de la actividad capitalina.<\/p>\n<h2><strong>Mercado corporativo de Santa Fe<\/strong><\/h2>\n<p>En la CDMX, <strong>Santa Fe figura como el submercado m\u00e1s grande de toda la ciudad <\/strong>con 1.4 millones de m<sup>2 <\/sup>de \u00e1rea rentable. Dicha zona agrupa el 22% de la disponibilidad total del mercado y se posiciona como el tercer submercado con el precio de salida m\u00e1s bajo.<\/p>\n<p><strong>A pesar de sus virtudes, el \u00e1rea presenta absorciones netas negativas, lo que simboliza la reducci\u00f3n de espacios ocupados<\/strong>. Esto se debe a la continua incertidumbre ante una recesi\u00f3n econ\u00f3mica, los problemas inflacionarios y la cautela de los inversionistas.<\/p>\n<p>Por lo tanto, las empresas buscan la migraci\u00f3n hacia otras zonas de la ciudad<strong>.<\/strong> Sin embargo, <strong>se espera que con la estabilidad que presencia el resto de la capital se refuerce la confianza de los inquilinos, lo que refrenda el camino hacia la recuperaci\u00f3n del sector.<\/strong><\/p>\n<p>&nbsp;<\/p>\n","protected":false},"excerpt":{"rendered":"<p>En la capital, el mercado corporativo present\u00f3 una
