Sin embargo, <strong>el consumo norteamericano y nearshoring contin\u00faan impulsando mercado industria<\/strong>l de <a href=\"https:\/\/centrourbano.com\/inmobiliario\/mercado-corporativo-de-monterrey-muestra-mejores-cifras-al-3t2022\/\" target=\"_blank\" rel=\"noopener\">Monterrey<\/a>.<\/p>\n<p>En ese sentido, <a href=\"https:\/\/twitter.com\/CBREMexico\" target=\"_blank\" rel=\"noopener\">CBRE M\u00e9xico<\/a> anunci\u00f3 que <strong>Monterrey permanece con niveles hist\u00f3ricos en construcci\u00f3n, vacancia y precios de renta.<\/strong> A la par de demostrar una <strong>absorci\u00f3n bruta acumulada de 1.39 millones de metros cuadrados (m<sup>2<\/sup>)<\/strong> al cierre del tercer trimestre 2022 (3T2022).<\/p>\n<p>Respecto a la construcci\u00f3n, <strong>el inventario industrial de la ciudad sum\u00f3 251,000 m<sup>2<\/sup> en 16 nuevas propiedades.<\/strong> Con ello, cerr\u00f3 en 12.17 millones de m<sup>2<\/sup> el inventario existente en Monterrey.<\/p>\n<p>Adem\u00e1s, <strong>los niveles de construcci\u00f3n de mantienen en m\u00e1ximos hist\u00f3ricos con m\u00e1s de 927,000 m2 en 33 proyectos<\/strong>, de los cuales 79% se encuentra pre-arrendados. Lo que deja 194,000 m<sup>2<\/sup> de espacio disponible para el mercado especulativo.<\/p>\n<p>A pesar de ello,<strong> se prev\u00e9 que la construcci\u00f3n se intensifique durante los \u00faltimos meses del a\u00f1o<\/strong>, esto como resultado de la baja vacancia. Bajo esta premisa, <strong>la vacancia se encuentra en 2.0% al t\u00e9rmino del 3T2022.<\/strong><\/p>\n<p>Gran parte de la oferta disponible se encuentra sobre el corredor de Apodaca, con 140,000 m<sup>2<\/sup> disponibles. A parte de Ci\u00e9nega de Flores y Santa Catarina que conjunta el 88% de la oferta en la ciudad.<\/p>\n<p>Por otra parte, de acuerdo con los registros del mercado, <strong>el sector manufactura lidera la demanda industrial de la ciudad<\/strong> y la zona metropolitana. Mientras que el sector automotriz y alta tecnolog\u00eda conjunta 14% y 12%, respectivamente.<\/p>\n<p>Finalmente,<strong> se prev\u00e9 que China continu\u00e9 participando como principal pa\u00eds de origen de las nuevas inversiones<\/strong>, con el 46% de absorci\u00f3n bruta.
