En ese sentido, la demanda bruta logr\u00f3 un acumulado de 75,000 metros cuadrados (m<sup>2<\/sup>), 30% m\u00e1s que en el mismo periodo de 2021.<\/strong><\/p>\n<p>Sumado a ello, la demanda neta mostr\u00f3 n\u00fameros saludables al superar los 55 m<sup>2<\/sup>; este caso resulto de impacto para el mercado, ya que, el a\u00f1o anterior la demanda neta present\u00f3 resultados negativos.<\/p>\n<p><strong>Debido a estos acontecimiento en la demanda, los comercializadores comienzan a recibir un panorama m\u00e1s optimista para el mercado.<\/strong> Esto se debe a la necesidad de adquirir espacios corporativos para mantener la comunicaci\u00f3n con los equipos de trabajo, lo cual impacta de forma positiva en la absorci\u00f3n bruta, indicador que aumento 14% en el trimestre.<\/p>\n<p><strong>Otro aspecto que benefici\u00f3 al mercado es la implementaci\u00f3n de oficinas equipadas<\/strong>, las cuales permiten flexibilidad en el uso. <strong>Sin embargo, es importante resaltar que la actividad en las oficinas se encuentra ligada con el <a href=\"https:\/\/centrourbano.com\/inmobiliario\/mty-cdmx-y-qro-robustecen-inventario-industrial-al-3t2022\/\" target=\"_blank\" rel=\"noopener\">sector industrial<\/a>.<\/strong> Ya que, la llegada de nuevos inversionistas al mercado regiomontano apertura la necesidad de espacios corporativos para sus colaboradores.<\/p>\n<p>Por otra parte, <strong>las construcciones se mantuvieron en cautela durante el trimestre<\/strong> y con ello solo se entregaron dos nuevos proyectos. Por una parte, Puntacero aport\u00f3 7,2000 m<sup>2<\/sup> de \u00e1rea neta rentable, mientras que MR 1055 agreg\u00f3 1,100 nuevos metros cuadrados.<\/p>\n<p>A pesar de ello, se inici\u00f3 la nueva
