Dicho suceso se debe a la importante participaci\u00f3n de Monterrey (Mty), Ciudad de M\u00e9xico (CDMX) y Quer\u00e9taro (Qro) que aportaron superficies industriales importantes<\/strong><\/p>\n<p><strong>Por su parte, Monterrey aument\u00f3 la oferta con 435,000 m<sup>2<\/sup>, principalmente dentro de los corredores Apocada y Salinas Victoria. Mientras que CDMX a\u00f1adi\u00f3 351,000 m<sup>2<\/sup> al inventario, con casi el 45% de los proyectos sobre Tepotzotl\u00e1n.<\/strong><\/p>\n<p>Sin embargo, en mayor medida, los proyectos que culminaron pasaron a formar parte de inventarios ocupados. Por lo tanto, no se presenci\u00f3 una disminuci\u00f3n en la vacancia de ambas ciudades.<\/p>\n<p><strong>Por otra parte, <a href=\"https:\/\/www.solili.mx\/\" target=\"_blank\" rel=\"noopener\">Solili<\/a> inform\u00f3 que en t\u00e9rminos anuales la mayor cantidad de m<sup>2<\/sup> de naves industriales se incorporaron en Guanajuato, Quer\u00e9taro y Monterrey, ciudades que en su totalidad superan m\u00e1s de un mill\u00f3n de m<sup>2 <\/sup>en cada uno de los mercados.<\/strong><\/p>\n<p>No obstante, es importante resaltar la participaci\u00f3n del Baj\u00edo, zona a la que pertenece el mercado de Qro, el cual agreg\u00f3 136,000 m<sup>2<\/sup> de nuevas naves al cierre del trimestre.<\/p>\n<h2>Detonantes del inventario industrial<\/h2>\n<p><strong>El principal detonante del inventario industrial es la demanda inmobiliaria que creci\u00f3 en 13% entre el 3T2020 y el 3T2021. Bajo esta premisa, el inter\u00e9s de los desarrolladores moviliz\u00f3 el cierre de acuerdos para la construcci\u00f3n bajo el formato de<\/strong> proyectos hechos a la medida.<\/p>\n<p><strong>En ese sentido, la operaci\u00f3n y comercializaci\u00f3n derivada del El Tratado entre M\u00e9xico, Estados Unidos y Canad\u00e1 (T-MEC) deton\u00f3 la relocalizaci\u00f3n de m\u00faltiples empresas que vinculaban operaciones en Asia.<\/strong> Por tal motivo, se deton\u00f3 el aumento en la demanda y con ello el incremento en el inventario industrial nacional con mayor participaci\u00f3n en <a href=\"https:\/\/centrourbano.com\/inmobiliario\/cuales-son-los-mercados-con-mayor-inicio-de-construccion-industrial-al-3t2022\/\" target=\"_blank\" rel=\"noopener\">la frontera norte de
