Esto gracias a la disminuci\u00f3n de la <strong>deuda neta<\/strong> al cierre del segundo trimestre de 2022 (2T2022); as\u00ed como a la expectativa de que esta tendencia contin\u00fae hasta el 2025.<\/p>\n<p><strong>HR Ratings<\/strong> destac\u00f3 que, al 2T2022, <strong>Javer<\/strong> report\u00f3 una disminuci\u00f3n de 19.5% en la <strong>deuda total <\/strong>frente al mismo periodo del a\u00f1o anterior. Lo cual fue posible por un prepago de 500 millones de pesos (mdp) que la viviendera realiz\u00f3 con recursos propios durante el 1T2022.<\/p>\n<p>\u201cEstimamos que <strong>Javer<\/strong> reportar\u00e1 una deuda neta de 573 mdp al 2T2025, comparado con 2,427 mdp al 2T2022; lo anterior ser\u00eda resultado de la generaci\u00f3n de <strong>Flujo Libre de Efectivo<\/strong> durante el periodo proyectado. Este aumento en la generaci\u00f3n de flujo estar\u00eda relacionado con <strong>mejores resultados operativos<\/strong>; los cuales estar\u00edan en l\u00ednea con la estrategia de <strong>Javer<\/strong> de enfocarse en el desarrollo, construcci\u00f3n y escrituraci\u00f3n de unidades del sector medio y residencial\u201d, se\u00f1al\u00f3 la calificadora.<\/p>\n<h2><strong>Resultados de Javer al 2T2022<\/strong><\/h2>\n<p>Al cierre del 2T2022, <strong>Javer<\/strong> report\u00f3 <strong>ingresos por 7,483 mdp<\/strong>; lo que represent\u00f3 una reducci\u00f3n de anual de 4.6%. Esto en consecuencia de una <a href=\"https:\/\/centrourbano.com\/vivienda\/javer-caida-viviendas-vendidas\/\" target=\"_blank\" rel=\"noopener\">menor venta de unidades de vivienda media<\/a>.<\/p>\n<p>Adem\u00e1s, la firma gener\u00f3 un <strong>Flujo Libre de Efectivo por 500 mdp<\/strong>, que reflej\u00f3 un decremento de 72% frente al 2T2021. Esto se debi\u00f3 a un incremento en los requerimientos de capital provenientes de la cuenta de inventarios, como consecuencia de la construcci\u00f3n de nuevas viviendas.<\/p>\n<p>Hacia el 2T2025, <strong>HR Ratings<\/strong> proyecta que la viviendera reportar\u00eda ingresos de 9,760 mdp;
