Adem\u00e1s de la cercan\u00eda con el Aeropuerto Internacional Felipe \u00c1ngeles, el cual se encuentra a menos de 50 minutos de ambos mercados.<\/p>\n<p><strong>En materia de disponibilidad, los corredores Zumpango y Huehuetoca es limitada, 17,500 y 11,700 metros cuadrados(m<sup>2<\/sup>), respectivamente.<\/strong> Debido a ello, las operaciones relacionadas al segmento industrial que requieran establecerse en los corredores deber\u00e1n desarrollarse bajo el formato Build to suit(BTS).<\/p>\n<p>A pesar de ello, debido a la expansi\u00f3n de los corredores tradicionales de la capital, en corto tiempo se presenciar\u00e1n movimiento dentro de Huehuetoca y Zumpango. Ya que, la ZMV avanza en la expansi\u00f3n de la marcha urbana.<\/p>\n<p>Y, por ende en las necesidades de bienes y servicios que requiere este crecimiento.<\/p>\n<h2>Toluca, otro foco para el desarrollo inmobiliario industrial<\/h2>\n<p><strong>Sumado a estos corredores, Toluca logr\u00f3 alcanzar un importante desarrollo y durante el tercer trimestre de 2022(3T2022) agrupo el 14% de la demanda capitalina. Esto se debe a la necesidad de empresas log\u00edsticas, comercio electr\u00f3nico y minoristas que buscan posiciones ganadoras antes del cierre de a\u00f1o.<\/strong><\/p>\n<p>Las cuales se sienten atra\u00eddas a la conectividad con el Aeropuerto Internacional de Toluca, la cercan\u00eda con la red de aeropuertos internacionales del Valle de M\u00e9xico y centro de negocios. Lo que facilita el atractivo para operaciones de manufactura y log\u00edstica.<\/p>\n<p><strong>Por tal motivo, <a href=\"https:\/\/www.solili.mx\/\" target=\"_blank\" rel=\"noopener\">solili<\/a> report\u00f3 una disponibilidad del 2.4% para el corredor de Toluca, en formatos que van desde los 1,400 m<sup>2<\/sup> y 44,700 metros
