{"id":134293,"date":"2022-10-06T08:45:37","date_gmt":"2022-10-06T13:45:37","guid":{"rendered":"https:\/\/centrourbano.com\/?p=134293"},"modified":"2022-10-05T17:20:23","modified_gmt":"2022-10-05T22:20:23","slug":"demanda-bruta-corporativa-de-la-capital-continua-en-ascenso-3t2022","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/demanda-bruta-corporativa-de-la-capital-continua-en-ascenso-3t2022\/","title":{"rendered":"Demanda bruta corporativa de la capital contin\u00faa en ascenso: 3T2022"},"content":{"rendered":"<p><em>Durante el 3T2022 los mercados corporativos en M\u00e9xico mostraron signos de recuperaci\u00f3n en demanda y disminuci\u00f3n en la vacancia<\/em><!--more--><\/p>\n<p><strong>Al tercer trimestre de 2022(3T2022) <a href=\"http:\/\/solili.mx\/\" target=\"_blank\" rel=\"noopener\">solili<\/a> registr\u00f3 270,000 metros cuadrados(m<sup>2<\/sup>) de espacio corporativo en demanda bruta a nivel nacional. Sin embargo, Ciudad de M\u00e9xico(CDMX) concentr\u00f3 el 65% de este indicador, lo que demuestra su continuo ascenso.<\/strong><\/p>\n<p><strong>En ese sentido, la capital demand\u00f3 30% m\u00e1s de m<sup>2<\/sup> que el trimestre anterior, pero super\u00f3 en 160% al registro que se obtuvo en el mismo periodo de 2021.<\/strong> A pesar de ello, la vacancia en CDMX contin\u00faa entre las m\u00e1s altas del pa\u00eds con 22.6 por ciento.<\/p>\n<p><strong>Debido a ello, la ciudad no present\u00f3 inicios de obras corporativas, pero entreg\u00f3 1000,000 m<sup>2<\/sup> de construcciones que permanec\u00edan en proceso.<\/strong> Por ello, CDMX se posiciona como el mercado que m\u00e1s edificios culmin\u00f3 al 3T2022, con 7 corporativos que en su mayor\u00eda se clasifican como B.<\/p>\n<p>En cuanto a los precios de renta en el mercado, el incremento anual se present\u00f3 de forma moderada con la existencia de corredores que superan la media nacional.<\/p>\n<h2>3T2022: Oficinas en continua resistencia<\/h2>\n<p><strong>Mientras tanto, Guadalajara mostr\u00f3 una resistencia contundente en la demanda, por lo cual super\u00f3 con casi el doble las cifras obtenida al 3T2021. Por su parte, Monterrey registr\u00f3 una mayor participaci\u00f3n en compra de espacios corporativos y M\u00e9rida contin\u00faa impulsado por los proyectos de usos mixtos.<\/strong><\/p>\n<p>En ese aspecto, los mercados emergentes como M\u00e9rida y Le\u00f3n lograron generar un impulso derivado del sector industrial. Puesto que la industrias que llegan a las regiones buscan establecer espacios acorde para el desempe\u00f1o corporativo.<\/p>\n<p><strong>Por tal motivo, Guadalajara cerr\u00f3 con 16% de vacancia corporativa, a la par de Monterrey, Quer\u00e9taro, Tijuana y M\u00e9rida que siguen con tendencia en disminuci\u00f3n.<\/strong> A pesar de ello, se sumaron nuevos m2 en distintas ciudades; Guadalajara present\u00f3 un \u00e1rea rentable de 11,000 m<sup>2<\/sup>; Monterrey con 9,000 nuevos metros cuadrados.<\/p>\n<p>En este caso, al 3T2022 se mostr\u00f3 un descenso en materia constructiva a nivel nacional, puesto que gran parte de los m<sup>2<\/sup> que se reportaron pertenecen a la entrega de proyectos que contemplaban salir antes de pandemia.<\/p>\n<p>Por lo tanto, durante el semestre se agreg\u00f3 al inventario nacional un total de 10 edificios, que en conjunto representan 40,000 metros cuadrados.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Durante el
