En ese sentido, la disponibilidad se encuentra en 3.5% a julio 2022, cuando en el mismo periodo del a\u00f1o antecesor se dispon\u00eda de 6.6 por ciento.<\/strong><\/p>\n<p><strong>Por tal motivo, Quer\u00e9taro cuenta con 220,000 metros cuadrados(m<sup>2<\/sup>) disponibles, que se distribuyen principalmente en tres corredores; M\u00e9xico-Quer\u00e9taro con 57%, Aeropuerto con 34% y Quer\u00e9taro- San Luis Potos\u00ed con 0.6%. Este \u00faltimo conjunta un tercio de los inventarios industriales de la ciudad, sin embargo, solo cuenta con 12,000 metros cuadrados libres.<\/strong><\/p>\n<p>Bajo este contexto, la disponibilidad del mercado industrial se encuentra entre los 385 m<sup>2<\/sup> hasta los 41,800 m<sup>2<\/sup>, con m\u00e1s de una decena de naves mayores a 10,000 m<sup>2<\/sup>. Mientras que el resto, pertenece al giro especulativo que podr\u00eda satisfacer las necesidades de la industria manufacturera y log\u00edstica.<\/p>\n<h2>Crecimiento industrial queretano<\/h2>\n<p>Al analizar la demanda del primer semestre, se aprecia que sectores como la manufactura, log\u00edstica y comercio electr\u00f3nico jugaron un papel importante en la ciudad. Puesto que movilizaron espacios desde 800 a 28,000 m<sup>2<\/sup>, y mostraron activa participaci\u00f3n en proyectos especulativos.<\/p>\n<p>Sin embargo, las dos operaciones con mayor \u00e1rea registrada pertenecieron al<a href=\"https:\/\/centrourbano.com\/inmobiliario\/data-centers-queretaro-el-estado-mas-atractivo-en-mexico\/\" target=\"_blank\" rel=\"noopener\"> sector de data center<\/a>. Las cuales cuentan con superficies individuales superiores a los 40,000 m<sup>2<\/sup>, y componen el 30% de la demanda del semestre.<\/p>\n<p><strong>En ese sentido, la construcci\u00f3n registro su m\u00e1ximo hist\u00f3rico y avanz\u00f3 con 473,000 m2 de naves industriales. A pesar de ello, el 52% de las nuevas edificaciones se concentra sobre aeropuerto, mientras que el 28% se sit\u00faa el M\u00e9xico-Quer\u00e9taro y 19% para Quer\u00e9taro-San Luis.<\/strong><\/p>\n<p>No obstante, los desarrolladores mantienen en constante actualizaci\u00f3n los indicadores del mercado. Puesto que su objetivo es mantener en equilibrio el precio promedio de renta, el cual se sit\u00faa en 4.18 d\u00f3lares por m<sup>2<\/sup> mensual, equivalente a 6.3% m\u00e1s
