{"id":133024,"date":"2022-08-19T09:00:29","date_gmt":"2022-08-19T14:00:29","guid":{"rendered":"https:\/\/centrourbano.com\/?p=133024"},"modified":"2022-08-18T19:24:26","modified_gmt":"2022-08-19T00:24:26","slug":"desocupacion-oficinas-cdmx-jll","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/desocupacion-oficinas-cdmx-jll\/","title":{"rendered":"Desocupaci\u00f3n de oficinas se mantiene estable en CDMX: JLL"},"content":{"rendered":"<p><em>Despu\u00e9s de dos a\u00f1os con absorciones negativas, al cierre del 1S2022, el mercado de oficinas de CDMX alcanz\u00f3 los 9,999 m<\/em><em>\u00b2<\/em><em> de absorci\u00f3n positiva<\/em><!--more--><\/p>\n<p>De acuerdo con el <strong>Reporte del Mercado de Oficinas de la Ciudad de M\u00e9xico<\/strong> correspondiente al segundo trimestre de 2022 (2T2022), elaborado por <strong>JLL M\u00e9xico<\/strong>, la <strong>tasa de desocupaci\u00f3n<\/strong> se ubic\u00f3 en 23.5 por ciento.<\/p>\n<p>Lo anterior, si bien es su punto m\u00e1s alto hist\u00f3rico, se ha mantenido estable desde el \u00faltimo trimestre de 2021. Esto es gracias a que la oferta creci\u00f3 \u00fanicamente 3% durante el \u00faltimo a\u00f1o; as\u00ed como a la <strong>paulatina recuperaci\u00f3n de la actividad en el mercado<\/strong>.<\/p>\n<p>En este sentido, <strong>JLL<\/strong> prev\u00e9 que la <strong>desocupaci\u00f3n de oficinas<\/strong> contin\u00fae en los pr\u00f3ximos meses, aunque de una forma m\u00e1s moderada en comparaci\u00f3n a los dos a\u00f1os anteriores; esto derivado de la implementaci\u00f3n de modelos h\u00edbridos de trabajo y el <em>home office<\/em>.<\/p>\n<p>Por otro lado, la firma destac\u00f3 que la <strong>actividad total del mercado de oficinas capitalino<\/strong> al cierre del 1S2022 alcanz\u00f3 los 247,216 metros cuadrados (m\u00b2); lo que es 9% menos frente al <a href=\"https:\/\/centrourbano.com\/inmobiliario\/crece-disponibilidad-oficinas-cdmx\/\" target=\"_blank\" rel=\"noopener\">mismo periodo del a\u00f1o anterior<\/a>, pero 61% m\u00e1s en comparaci\u00f3n al 1S2020. Cabe resaltar que 54% de esta actividad corresponde a la ocupaci\u00f3n de nuevo espacio de oficinas en arrendamiento.<\/p>\n<p>Adem\u00e1s, despu\u00e9s de casi dos a\u00f1os con absorciones netas negativas, al cierre del 1S2022, el mercado de CDMX alcanz\u00f3 los 9,999 m\u00b2 de <strong>absorci\u00f3n positiva<\/strong>; lo cual fue gracias al incremento en la actividad de mercado.<\/p>\n<p>De igual manera, <strong>JLL<\/strong> indic\u00f3 que, al comparar la absorci\u00f3n del 2T2022 con la del mismo periodo de 2021, el mercado present\u00f3 una <strong>recuperaci\u00f3n significativa<\/strong>: -160,644 m\u00b2 en el 2T2021 vs 9,999 m\u00b2 en el 2T2022.<\/p>\n<p>Finalmente, el reporte de JLL menciona que actualmente hay <strong>685,631 m<\/strong><strong>\u00b2<\/strong><strong> de oficinas en construcci\u00f3n<\/strong> programados para entregarse en los pr\u00f3ximos dos a\u00f1os. Mientras que en el 2S2022 se espera que se sumen al inventario poco m\u00e1s de 200,000 m\u00b2 de nuevo espacio en 12 edificios.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Despu\u00e9s de
