{"id":132831,"date":"2022-08-11T15:46:03","date_gmt":"2022-08-11T20:46:03","guid":{"rendered":"https:\/\/centrourbano.com\/?p=132831"},"modified":"2022-08-11T15:46:03","modified_gmt":"2022-08-11T20:46:03","slug":"nearshoring-en-mexico-continuara-10-anos-mas","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/nearshoring-en-mexico-continuara-10-anos-mas\/","title":{"rendered":"Nearshoring en M\u00e9xico continuar\u00e1 10 a\u00f1os m\u00e1s"},"content":{"rendered":"<p><em>Durante pandemia, M\u00e9xico logr\u00f3 aprovechar las circunstancias para favorecer al mercado industrial y fortalecer la industria del nearshoring<\/em><!--more--><\/p>\n<p><strong>M\u00e9xico mostr\u00f3 gran crecimiento en el sector industrial debido al nearshoring, tendencia que lleg\u00f3 para quedarse. \u201c Por lo menos unos tres a\u00f1os de boom y siete m\u00e1s de crecimiento constante\u201d, se\u00f1al\u00f3 Sergio P\u00e9rez, director ejecutivo de cuentas corporativas en Am\u00e9rica Latina de <a href=\"https:\/\/newmark.mx\/\" target=\"_blank\" rel=\"noopener\">Newmark<\/a>.<\/strong><\/p>\n<p><strong>Esto se debe a los grandes beneficios que el tratado comercial trilateral M\u00e9xico, Estados Unidos y Canad\u00e1 (T-Mec) implant\u00f3 para el pa\u00eds<\/strong>. El cual aprovech\u00f3 la coyuntura derivada de la pandemia y los conflictos geopol\u00edticos para favorecer al mercado nacional.<\/p>\n<blockquote><p>\u201cAntes, nuestro pa\u00eds era un fabricante m\u00e1s, hoy es el fabricante principal, y eso lo debemos usar a nuestro favor\u201d, afirm\u00f3 Sergio P\u00e9rez.<\/p><\/blockquote>\n<p><strong>En ese sentido, M\u00e9xico mostr\u00f3 una absorci\u00f3n industrial hist\u00f3rica, la cual registr\u00f3 2.9 millones de metros cuadrados (m2) en 2021<\/strong>. Y, a la fecha refleja cifras similares, lo que simboliza un aumento del 108%, sin considera automotriz y electr\u00f3nico.<\/p>\n<p><strong>Debido a ello, el crecimiento de M\u00e9xico traer\u00e1 beneficios paralelos para diversos pa\u00edses de Am\u00e9rica Latina<\/strong>. En particular, para mercados que cuenten con tratados comerciales con Estados Unidos.<\/p>\n<h2>Retos para M\u00e9xico<\/h2>\n<p>A pesar de<a href=\"https:\/\/centrourbano.com\/inmobiliario\/mexico-es-el-destino-mas-atractivo-para-el-nearshoring-en-latinoamerica\/\" target=\"_blank\" rel=\"noopener\"> los grandes beneficios que goza el pa\u00eds<\/a>, existen retos que deber\u00e1 afrontar para continuar con su posici\u00f3n privilegiada.<\/p>\n<p><strong>El primero de ellos es la seguridad, la cual afecta de manera indirecta en los centros de manufactura.<\/strong> Y, ocasiona incertidumbre a las empresas, lo que hace que no crezca la industria a la velocidad deseada.<\/p>\n<p><strong>Por otra parte, el pa\u00eds carece de eficiencia energ\u00e9tica, lo que pone en balanza la competitividad de sus costos de producci\u00f3n.<\/strong> Sumado a ello, la falta de infraestructura en el Sureste de M\u00e9xico, entorpece la idea de expandir el mercado industrial hacia la zona.<\/p>\n<p>Puesto que log\u00edsticamente no existe forma de entrar o salir. <strong>Ante ello, especialistas de Newmark aconsejan comenzar con procesos simples de manufactura como ropa o calzado, para posteriormente subir el nivel de sofisticaci\u00f3n.<\/strong><\/p>\n<blockquote><p>\u201cM\u00e9xico es un pa\u00eds muy afortunado, sin duda estamos en una coyuntura hist\u00f3rica y, si como pa\u00eds la sabemos aprovechar de manera adecuada, saldremos fortalecidos.
