Sin embargo, con el paro de oficinas, se desaceleraron las construcciones, lo que llev\u00f3 al aumento del 2% del inventario nacional durante el \u00faltimo a\u00f1o.<\/strong><\/p>\n<p>Dicha situaci\u00f3n se debe al cambio de giro de m\u00faltiples proyectos, y al retraso en su entrega, donde algunos presentan el 20% de avance<strong>. Por tal motivo, a\u00fan se esperan cambios de uso dentro de los desarrollos, lo que evidentemente genera niveles bajos en el crecimiento del inventario.<\/strong><\/p>\n<p>En ese sentido, las nuevas construcciones corresponden a proyectos de usos mixtos en una importante cantidad. Ya que, esto permite a los desarrolladores moderar el riesgo de perdidas, al no concentrarse en un solo giro.<\/p>\n<h2>Disminuci\u00f3n del inventario corporativo<\/h2>\n<p><strong>Bajo este contexto, el inventario nacional, crec\u00eda a un ritmo del 6%, pero de forma particular los mercados aumentaban de forma acelerada.<\/strong> Por ejemplo, en el segundo trimestre de 2019 (2T2019) Guadalajara creci\u00f3 17 por ciento.<\/p>\n<p><strong>Mientras que, ciudad de M\u00e9xico (CDMX), present\u00f3 un impulso institucional que destac\u00f3 con el crecimiento del 6.8% durante el mismo periodo<\/strong>. <strong>Sin embargo, al cierre del 2T2022, la capital logr\u00f3 estabilizar la situaci\u00f3n y mostr\u00f3 un crecimiento anual del 3.1%, al superar los 11.7 millones de metros cuadrados(m2).<\/strong><\/p>\n<p>A la par, la vacancia de mercados como CDMX y Monterrey se encuentra en 22.8% y 17.9%, respectivamente. Indicados se sufri\u00f3 ajustes a la baja, pero que a\u00fan mantiene niveles importantes.<\/p>\n<p>Por tal motivo, lo que resta del a\u00f1o y el 202 ser\u00e1 determinante para conocer si la demanda mantendr\u00e1 un ritmo de crecimiento sostenido. Y, recuperar niveles de desocupaci\u00f3n que se comparen a periodos previos a la pandemia.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>La reconversi\u00f3n de proyectos es uno de los
