{"id":132400,"date":"2022-07-29T09:00:39","date_gmt":"2022-07-29T14:00:39","guid":{"rendered":"https:\/\/centrourbano.com\/?p=132400"},"modified":"2022-07-28T23:07:13","modified_gmt":"2022-07-29T04:07:13","slug":"shf-credito-puente","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/construccion\/shf-credito-puente\/","title":{"rendered":"SHF lidera colocaci\u00f3n de cr\u00e9dito puente en el pa\u00eds"},"content":{"rendered":"<p><em>El cr\u00e9dito puente se otorga a los desarrolladores para la edificaci\u00f3n de conjuntos habitacionales, equipamiento comercial y mejoramiento de vivienda<\/em><!--more--><\/p>\n<p>Seg\u00fan datos de <strong>Sociedad Hipotecaria Federal<\/strong> (<strong>SHF<\/strong>), esta instituci\u00f3n cuenta con la mayor <strong>colocaci\u00f3n de cr\u00e9dito puente<\/strong> en el pa\u00eds, con una participaci\u00f3n del 22% al mes de abril de 2022.<\/p>\n<p>El <strong>cr\u00e9dito puente<\/strong> es aquel que se otorga a los desarrolladores de vivienda para la edificaci\u00f3n de conjuntos habitacionales; as\u00ed como para el desarrollo de equipamiento comercial y mejoramiento de grupos de vivienda.<\/p>\n<p>En el caso de <strong>SHF<\/strong>, el cr\u00e9dito puente se otorga a trav\u00e9s de <strong>Intermediarios Financieros<\/strong> registrados, con requisitos y condiciones que dependen de cada intermediario.<\/p>\n<p>A <strong>Sociedad Hipotecaria Federal<\/strong> le sigue <strong>BanRegio<\/strong>, con el 18.6% de participaci\u00f3n en el otorgamiento de cr\u00e9ditos puente; y <strong>BBVA<\/strong>, con el 17.3%. De esta manera, estas tres instituciones concentran el 57.9% del total de este tipo de financiamiento.<\/p>\n<p>Posteriormente, se encuentran <strong>Santander<\/strong>, <strong>Banca Mifel<\/strong> y <strong>Banco del Baj\u00edo<\/strong>, con una participaci\u00f3n de 12.8%, 9.5% y 8.3%, respectivamente. Y finalmente, el <strong>Banco Inmobiliario Mexicano<\/strong> (<strong>BIM<\/strong>), con el 4.7%, y <strong>Banorte<\/strong>, con el 4.1 por ciento.<\/p>\n<a href=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/credito-puente.jpg\" target=\"_blank\" rel=\"noopener\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter wp-image-132402 \" src=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/credito-puente.jpg\" alt=\"\" width=\"700\" height=\"425\" srcset=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/credito-puente.jpg 824w, https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/credito-puente-300x182.jpg 300w, https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/credito-puente-768x466.jpg 768w\" sizes=\"auto, (max-width: 700px) 100vw, 700px\" \/><\/a>\n<h2><strong>\u00bfQui\u00e9n recibe el cr\u00e9dito puente?<\/strong><\/h2>\n<p>De acuerdo con <strong>SHF<\/strong>, actualmente hay 2<strong>,874 desarrolladores de vivienda activos<\/strong> en el pa\u00eds. De los cuales, 31 (1%) son considerados como \u2018<strong>Muy grandes<\/strong>\u2019 y producen el 38% del total de la vivienda en el pa\u00eds.<\/p>\n<p>Asimismo, hay 123 desarrolladores \u2018<strong>Grandes<\/strong>\u2019 (4%), que se encargan de producir el 25% de la vivienda. As\u00ed como 261 desarrolladores \u2018<strong>Medianos<\/strong>\u2019 (9%) y 2,459 \u2018<strong>Peque\u00f1os<\/strong>\u2019 (86%), que representan en conjunto el 37 por ciento.<\/p>\n<a
