{"id":132316,"date":"2022-07-27T08:45:29","date_gmt":"2022-07-27T13:45:29","guid":{"rendered":"https:\/\/centrourbano.com\/?p=132316"},"modified":"2022-07-26T16:40:06","modified_gmt":"2022-07-26T21:40:06","slug":"mexico-es-el-destino-mas-atractivo-para-el-nearshoring-en-latinoamerica","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/mexico-es-el-destino-mas-atractivo-para-el-nearshoring-en-latinoamerica\/","title":{"rendered":"M\u00e9xico es el destino m\u00e1s atractivo para el nearshoring en Latinoamerica"},"content":{"rendered":"<p><em>Actualmente, M\u00e9xico cuenta con m\u00e1s de 110 proyectos de infraestructura vigentes, de los cuales 80 pertenecen a hidrocarburos<\/em><!--more--><\/p>\n<p><strong>El pa\u00eds es uno de los principales destino para la inversi\u00f3n, pero, en \u00faltimos a\u00f1os se ha posicionado en Am\u00e9rica Latina como uno de los m\u00e1s atractivos para el nearshoring.<\/strong> Esto debido a las grandes fortalezas que tiene M\u00e9xico en su plataforma de exportaciones, la cual creci\u00f3 18% en seis meses. Y, los distintos proyectos de infraestructura que se desarrollan en todas las entidades.<\/p>\n<p><strong>En ese sentido, actualmente se desarrollan m\u00e1s de 180 proyectos nuevos de infraestructura, de los cuales 110 se encuentran vigentes. De esa cantidad, 80 pertenecen a proyectos de hidrocarburos, lo que simboliza otra oportunidad en materia energ\u00e9tica.<\/strong><\/p>\n<p>Respecto a las cadenas de producci\u00f3n y distribuci\u00f3n, se espera un crecimiento importante dentro de los 400 parques industriales que maneja la Asociaci\u00f3n Mexicana de Parques Industriales Privados (AMPIP). Cuya inversi\u00f3n por parte de los involucrados, representa 1,600 millones de d\u00f3lares.<\/p>\n<blockquote><p>\u201cEsa integraci\u00f3n\u00a0de cadenas es la que hoy por hoy nos permite ser un receptor importante de inversi\u00f3n extranjera,\u00a0un pa\u00eds atractivo para <em>nearshoring,<\/em> bien posicionado,\u201d asegur\u00f3 Claudia Est\u00e9vez Cano, directora general de la AMPIP.<\/p><\/blockquote>\n<p>Dicha premisa, se asever\u00f3 con base en los reportes de la UNTAD, donde M\u00e9xico se posiciona como el d\u00e9cimo pa\u00eds favorito para invertir. Sin embargo, este crecimiento ser\u00e1 posible, siempre que exista disponibilidad de tierra y recursos de infraestructura.<\/p>\n<h2>M\u00e9xico y su fuerza industrial<\/h2>\n<p><strong>Durante la pandemia, el sector inmobiliaria industrial present\u00f3 tasas de ocupaci\u00f3n del 97%, y tan solo en el primer trimestre de 2022; el n\u00famero de metros cuadrados (m<sup>2<\/sup>) para nearshoring represent\u00f3 el 20% del total registrado el a\u00f1o anterior.<\/strong><\/p>\n<p>Por tal motivo, se espera que este segmento, incluido la presencia de empresas extranjeras en los espacios inmobiliarios, continue. A la par, se encuentran en construcci\u00f3n 15 nuevos parques industriales, equivalentes a 4 millones de m2, que impulsar\u00e1n el sector log\u00edstico y e-commerce.<\/p>\n<p><strong>Sin embargo, para la recepci\u00f3n de los cambios existentes en el mercado, se han realizado modificaciones dentro de la infraestructura existente.<\/strong> Con ello, los corredores log\u00edsticos lograron fortalecerse en la capital, mientras que el baj\u00edo ciment\u00f3 su fuerza automotriz.<\/p>\n<p>Por otra parte, las ciudades del norte concibieron el doble de las transacciones obtenidas en 2020, y las tasas de disponibilidad se encuentran en cifras r\u00e9cord. Sumado a ello, los Fideicomisos de Infraestructura y Bienes Ra\u00edces (Fibras) lograron incrementar sus niveles al m\u00e1ximo.<\/p>\n<p><strong>A pesar de los m\u00faltiples beneficios que el sector industrial presenta en la actualidad. Es importante no descuidar temas relevantes como el agua, la electricidad, la tierra y energ\u00eda. Ya que, son indispensables para la industria.<\/strong><\/p>\n<p><em><strong>\u00a0<\/strong><\/em><\/p>\n<p>&nbsp;<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Actualmente, M\u00e9xico cuenta
