{"id":132239,"date":"2022-07-25T08:45:15","date_gmt":"2022-07-25T13:45:15","guid":{"rendered":"https:\/\/centrourbano.com\/?p=132239"},"modified":"2022-07-22T15:41:03","modified_gmt":"2022-07-22T20:41:03","slug":"queretaro-duplico-su-construccion-industrial-al-2t2022","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/queretaro-duplico-su-construccion-industrial-al-2t2022\/","title":{"rendered":"Quer\u00e9taro duplico su construcci\u00f3n industrial al 2T2022"},"content":{"rendered":"<p><em>Dentro del baj\u00edo, Guanajuato cuenta con construcciones orientadas principalmente hacia proyectos hechos a la medida<\/em><!--more--><\/p>\n<p><strong>La zona del baj\u00edo ha prosperado de manera significativa durante los \u00faltimos a\u00f1os, dentro de ella, Quer\u00e9taro resalt\u00f3 con su participaci\u00f3n en el segundo trimestre del a\u00f1o; Al incrementar la superficie industrial en construcci\u00f3n, la cual pas\u00f3 de 159,000 a 369,000 metros cuadrados (m2).<\/strong><\/p>\n<p>A la par, el inventario clase A de la ciudad se registr\u00f3 en 6.3 millones de m2, mientras que su tasa de disponibilidad pas\u00f3 de 3.2% a 2.5%, respecto al trimestre anterior.<\/p>\n<p>Por otra parte, empresas como Oracle, reafirmaron su apuesta en la construcci\u00f3n de infraestructura de primer nivel dentro de la ciudad. La cual servir\u00e1 para establecer Data Centers y tecnolog\u00edas de la informaci\u00f3n en la zona.<\/p>\n<p>Dichas acciones, fortalecieron el crecimiento dentro del corredor Aeropuerto, el cual cuenta con la presencia de naves especulativas. Y, la construcci\u00f3n de cuatro nuevo proyectos, lo que genera precios competitivos en la zona.<\/p>\n<h2>Construcci\u00f3n industrial en el Baj\u00edo<\/h2>\n<p><strong>Por su parte, el inventario industrial clase A de Guanajuato creci\u00f3 a 8.2 millones de m2, mientras que su tasa de disponibilidad cerr\u00f3 en 3.7%. Lo importante de la zona, es que cuenta con construcciones orientadas principalmente hacia proyectos hechos a la medida.<\/strong><\/p>\n<p>Enfocados para empresas de e-commerce que ven en Guanajuato un nuevo polo log\u00edstico, debido al sobresaliente desarrollo de los corredores Le\u00f3n y San Miguel de Allende.<\/p>\n<p><strong>Sin embargo, al centrarse en \u00faltima milla, la Zona Metropolitana de Guadalajara aument\u00f3 sus operaciones. Y, con ello, su construcci\u00f3n cerr\u00f3 el 2T2022 con 200,000 metros cuadrados.<\/strong><\/p>\n<p>Dentro del total de construcciones, la mayor cantidad de superficie constructiva se registro en El Salto, con 120,000 m2. A continuaci\u00f3n, Zapopan Norte sum\u00f3 35,000 m2 y Perif\u00e9rico Sur 30,000 metros cuadrados.<\/p>\n<p><strong>En este marco, Zapopan Norte cuenta con la mayor concentraci\u00f3n de parques industriales en fase de planeaci\u00f3n.<\/strong> Los cuales podr\u00edan elevarlos niveles de construcci\u00f3n durante la segunda mitad del a\u00f1o.<\/p>\n<p>Mientras tanto, El Salto cuenta con naves industriales Clase A en diversas fases constructivas que van de los 10,000 m2 a los 30,000 m2 techados. Espacios que aumentar\u00e1n el inventario disponible dentro del corredor en m\u00e1s de 100,000 m2 durante los pr\u00f3ximos seis
