A la par, mantiene niveles r\u00e9cord de demanda<\/strong>, incrementos en inventario, tasas de vacancia a la baja, precios al alza y vol\u00famenes de construcci\u00f3n elevados.<\/p>\n<p>En ese sentido, <a href=\"https:\/\/www.solili.mx\/\" target=\"_blank\" rel=\"noopener\">Solili<\/a> report\u00f3 que durante el segundo trimestre del 2022 (2T2022), la demanda bruta industria report\u00f3 1 mill\u00f3n 700,000 metros cuadrados (m<sup>2<\/sup>). Cifra 6% mayor a lo reportado en el mismo per\u00edodo del a\u00f1o antecesor.<\/p>\n<p><strong>Sin embargo, al comprar esta cifra en los primeros seis meses transcurridos del a\u00f1o, el aumento es del 21%; S\u00edmbolo de un imparable mercado industrial mexicano.<\/strong><\/p>\n<p>Mientras tanto, la demanda neta se posicion\u00f3 41% por encima de lo obtenido en el 2T2021, al superar 1 mill\u00f3n 260,000 m<sup>2<\/sup>. Lo que marca una importante disminuci\u00f3n de las desocupaciones a nivel nacional.<\/p>\n<p><strong>Respecto a la distribuci\u00f3n de la demanda bruta, Monterrey logr\u00f3 posicionarse en primer lugar con 430,000 m<sup>2<\/sup>. Despu\u00e9s, se encuentra Ciudad de M\u00e9xico(CDMX) y Guanajuato con 287,000 m<sup>2<\/sup> y 229,000 m<sup>2<\/sup>, respectivamente.<\/strong><\/p>\n<h2>Protagonistas del mercado industrial<\/h2>\n<p><strong>La zona norte del pa\u00eds se posicion\u00f3 como el gran impulsor de la demanda industrial, al acumular el 56% del total nacional y el 40% de la demanda neta.<\/strong> Esto se debe al gran n\u00famero de relocalizaciones de los procesos productivos de manufactura, que propiciaron el crecimiento en la zona.<\/p>\n<p><strong>A la par, el baj\u00edo y la CDMX forman parte de los protagonistas del mercado, debido a la participaci\u00f3n del 23% y 16% de la demanda bruta nacional, respectivamente<\/strong>. Sin embargo, dentro del baj\u00edo, a\u00fan se espera la recuperaci\u00f3n de la demanda en proyectos especulativos.<\/p>\n<p><strong>Dentro del mercado, la constante en casi todos los mercados fue la disminuci\u00f3n en la vacancia, la cual logr\u00f3 una contracci\u00f3n del 2% en el \u00faltimo a\u00f1o.<\/strong> Dicho acontecimiento, se debe a que la demanda se posiciona por encima de la oferta, tendencia que espera <strong>continu\u00e9<\/strong> lo que resta del a\u00f1o.<\/p>\n<p>En este entorno, Guanajuato y San Luis Potos\u00ed cuentan con tasas de vacancia del 5.9% y 5.3%, respectivamente. Las cuales se consideran sanas y se posicionan dentro de los m\u00e1ximos en el pa\u00eds.<\/p>\n<p>Por otra parte, Tecate, Tijuana y Ciudad Ju\u00e1rez cerraron el 2T2022 con disponibilidad del 0.3%, 0.7% y 0.8%, respectivamente.<\/p>\n<h3>\u00bfC\u00f3mo repercute esta situaci\u00f3n en renta y construcci\u00f3n?<\/h3>\n<p><strong>Debido a las bajas tasas de vacancia y el incremento en el costo de materiales para construcci\u00f3n derivado de la inflaci\u00f3n; los precios de renta industrial contin\u00faan al alza.<\/strong><\/p>\n<p>En este marco, Tijuana, Ciudad Ju\u00e1rez y CDMX registraron los incrementos anuales m\u00e1s elevados del pa\u00eds con 1.2, 0.9 y 0.7 d\u00f3lares por m<sup>2<\/sup> mensual, respectivamente.<\/p>\n<p><strong>Sin embargo, en la actualidad, los mercados m\u00e1s costosos son CDMX y Tijuana, mientras que, Ciudad Ju\u00e1rez, Reynosa, Guadalajara, Monterrey, Tecate y Mexicali registran precios de cierre en naves industriales muy por arriba del promedio nacional.<\/strong><\/p>\n<p>Ante la situaci\u00f3n de nula vacancia, la construcci\u00f3n avanza con casi 5.2 millones de m<sup>2<\/sup> en obras industriales a lo largo del territorio. Cantidad que iguala al inventario que hoy representa Guadalajara.<\/p>\n<p><strong>Dentro de la constante, Monterrey encabeza la construcci\u00f3n con 1.4 millones de m<sup>2<\/sup>, el 28% del total nacional.<\/strong> Detr\u00e1s de esta ciudad, CDMX continua en la estructuraci\u00f3n de proyectos industriales que representan poco m\u00e1s de la mitad de lo que se edifica en la ciudad del norte.<\/p>\n<p>Mientras tanto, el baj\u00edo cerr\u00f3 el 2T2022 con 1.2 millones de m<sup>2<\/sup>, 82% m\u00e1s de lo que edificaba el a\u00f1o anterior.<strong> A pesar de ello, los desarrolladores industriales deber\u00e1n enfrentarse a la escasez de tierra, a la par sobre llevar el tema de la inflaci\u00f3n y su impacto en costos de construcci\u00f3n.<br
