Sin embargo, dentro de la b\u00fasqueda de nuevos espacios, Naucalpan y Vallejo poseen la eficiencia para albergar \u00faltima milla.<\/strong><\/p>\n<p>A pesar de concentrar espacios de menos tama\u00f1o, estos funcionan de manera m\u00e1s eficiente para los<a href=\"https:\/\/centrourbano.com\/inmobiliario\/espacios-ultima-milla-interes-centros-urbanos-pais\/\" target=\"_blank\" rel=\"noopener\"> almacenes de \u00faltima milla<\/a>. Asimismo, cuentan con conectividad al circuito interior, ya que colindan al suroeste con Lomas de Sotelo y la Secci\u00f3n I de Polanco. Lo que en consecuencia genera mayor ventaja de cercan\u00eda con la capital.<\/p>\n<p>E<strong>n mayo de 2022, Naucalpa particip\u00f3 con menos del 2% del inventario de la capital. \u00a0No obstante, esta zona dispone de 32,000 metros cuadrados (m<sup>2<\/sup>) de espacios industriales entre 1,000 m<sup>2<\/sup> y 8,700 m<sup>2<\/sup>, configurados para este segmento.<\/strong><\/p>\n<p>Sumado a ello, este corredor cuenta con una distancia equivalente a 50 minutos de recorrido con Toluca. Y, aporte el 17% del producto interno bruto del Estado de M\u00e9xico.<\/p>\n<p>Por otra parte, ante la necesidad de entregas m\u00e1s r\u00e1pidas en Ciudad de M\u00e9xico; Naucalpan y Vallejo cuentan con el espacio suficiente para establecer centros de acopio y reparto hacia lo que resta de 2022.<\/p>\n<p><strong>En consecuencia, este margen noreste de Perif\u00e9rico, se posiciona como una oportunidad para continuar con el desarrollo industrial de la capital.<\/strong><\/p>\n<h2>Demanda capitalina<\/h2>\n<p><strong>El mercado industrial de la capital, se encuentra liderado por el corredor Cuautitl\u00e1n, Tultitl\u00e1n y Tepotzotl\u00e1n(CTT). Corredores que concentran el 51% del inventario y el 61% de la demanda bruta de la zona.<\/strong><\/p>\n<p>Dentro del corredor, Tepotzotl\u00e1n cerr\u00f3 como el corredor m\u00e1s din\u00e1mico al concentrar 82,000 m2 de naves industriales. Lo que gener\u00f3 una concentraci\u00f3n al 30% en cuanto a la absorci\u00f3n bruta.<\/p>\n<p><strong>Mientras tanto, Toluca ha logrado destacar en la capital, al agrupar el 21% de los cierres durante el primer trimestre del 2022.<\/strong> Sin embargo, en cuanto a construcci\u00f3n, el CTT domina de forma amplia con 700,000 m<sup>2<\/sup> que se encuentran en diversas fases.<\/p>\n<p>Finalmente, a mayo de 2022, Toluca concentra cerca de 113,000 m<sup>2<\/sup> en construcci\u00f3<\/p>\n","protected":false},"excerpt":{"rendered":"<p>El corredor de Naucalpan cuenta
