{"id":131629,"date":"2022-06-20T11:33:31","date_gmt":"2022-06-20T16:33:31","guid":{"rendered":"https:\/\/centrourbano.com\/?p=131629"},"modified":"2022-07-04T11:36:17","modified_gmt":"2022-07-04T16:36:17","slug":"expansion-industrial-de-la-zmvm-corredores-norte-el-objetivo","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/expansion-industrial-de-la-zmvm-corredores-norte-el-objetivo\/","title":{"rendered":"Expansi\u00f3n industrial de la ZMVM, corredores norte el objetivo"},"content":{"rendered":"<p><em>Ante la expansi\u00f3n industrial de la ZMVM se deber\u00e1n implementar estrategias de infraestructura h\u00eddrica, vivienda, movilidad y sustentabilidad<\/em><!--more--><\/p>\n<p><strong>La distribuci\u00f3n geogr\u00e1fica del inventario industrial de la Zona Metropolitana del Valle de M\u00e9xico (ZMVM) contin\u00faa agrupada en Toluca, Cuautitl\u00e1n, Tultitl\u00e1n y Tepotzotl\u00e1n, ciudades que agrupan el 75% de la mancha industrial.<\/strong> Sin embargo, corredores como Huehuetoca y Zumpango, al note del Estado de M\u00e9xico(Edomex), comenzaron a expandir su oferta hacia el norte.<\/p>\n<p><strong>Esto se debe a que, en la actualidad, la zona agrupa solo el 5.2% del inventario, pero dispone de 30,000 metros cuadrados(m<sup>2<\/sup>) con potencial de crecimiento en un futuro inmediato. La ventaja de los corredores se encuentra en la disponibilidad territorial que los posiciona como un nuevo punto de expansi\u00f3n.<\/strong><\/p>\n<p><strong>Por otro lado, el gobierno del Edomex, funciona como factor para que el desarrollo industrial comience a crecer en el norte.<\/strong> Debido a la ejecuci\u00f3n de 420 millones de d\u00f3lares (mdd) en inversi\u00f3n que abarcan gran parte del Edomex e Hidalgo, incentivado por el Aeropuerto Internacional Felipe \u00c1ngeles (AIFA).<\/p>\n<p>Adem\u00e1s, ante la escases de terrenos disponibles dentro del corredor Cuautitl\u00e1n, Tultitl\u00e1n y Tepotzotl\u00e1n (CTT), los desarrolladores comenzaron a optar por explorar nuevas zonas. Por ejemplo, en Teoloyucan, se encuentra la construcci\u00f3n de un nuevo parque industrial por Parks.<\/p>\n<p><strong>Dichos comportamientos ser\u00e1n cada vez m\u00e1s comunes, por lo que la mancha industrial de la ZMVM continuar\u00e1 su expansi\u00f3n hacia el norte de su territorio.<\/strong> Para ello, deber\u00e1n implementar estrategias de infraestructura h\u00eddrica, vivienda, movilidad urbana y sustentabilidad. Puntos clave que demanda el crecimiento de inversiones en la zona norte.<\/p>\n<h2>\u00bfA que se debe la expansi\u00f3n industrial?<\/h2>\n<p><strong>La actividad industrial en el Valle de M\u00e9xico y Toluca continua crecimiento de manera acelerada, impulsada por el sector log\u00edstico que ha desplazado procesos de manufactura.<\/strong> Debido a ello, los corredores como el CTT registraron un crecimiento apoyado en los centros de distribuci\u00f3n; como es el caso de Mercado Libre y Amazon.<\/p>\n<p><strong>En ese sentido, al cierre de mayo del 2022, la disponibilidad total de la Ciudad de M\u00e9xico, alcanz\u00f3 el 2.86%.<\/strong> Pero, al profundizar en el an\u00e1lisis geogr\u00e1fico, los corredores de Naucalpan, Atizap\u00e1n y Vallejo cuentan con vacancias por encima del 7 por ciento.<\/p>\n<p>Mientras tanto, el CTT cuenta con una vacancia del 3%, donde Tultitl\u00e1n presenta una disponibilidad del 1.1%, la m\u00e1s baja de la zona. <strong>Por su parte, Toluca agrupa el 30% de la vacancia capitalina y dispone de 140,000 m<sup>2<\/sup>.<\/strong> Lo que posiciona a la ciudad como un apto receptor para la demanda de
