{"id":131392,"date":"2022-06-20T11:00:02","date_gmt":"2022-06-20T16:00:02","guid":{"rendered":"https:\/\/centrourbano.com\/?p=131392"},"modified":"2022-07-04T11:35:46","modified_gmt":"2022-07-04T16:35:46","slug":"migracion-de-la-demanda-industrial-mty-y-cdmx","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/migracion-de-la-demanda-industrial-mty-y-cdmx\/","title":{"rendered":"Migraci\u00f3n de la demanda industrial: MTY y CDMX"},"content":{"rendered":"<p><em>La creciente demanda industrial de las principales ciudades del pa\u00eds, ha repercutido en la falta de espacios adecuados para el giro<\/em><!--more--><\/p>\n<p><strong>Monterrey(MTY) y Ciudad de M\u00e9xico(CDMX) han logrado posicionarse al frente de la demanda industrial, al ocupar el primer y segundo puesto a nivel nacional, respectivamente.<\/strong> Sin embargo, este fen\u00f3meno aumentar\u00e1 durante los siguientes meses, y como resultado, parte de la demanda en las zonas metropolitanas de estas ciudades, deber\u00e1 migrar a territorios cercanos.<\/p>\n<p><strong>Dentro de CDMX, la escasez de terrenos con servicios en el margen noroeste del Circuito Interior logr\u00f3 desplazar la demanda de los \u00faltimos trimestres hacia Toluca<\/strong>. En ese sentido, durante el primer trimestre de 2022 (1T2022) la demanda en los corredores norte; Tepotzotl\u00e1n, Cuautitl\u00e1n y Tultitl\u00e1n, lograron agrupar el 61%, mientras que Toluca sum\u00f3 21% a la estad\u00edstica.<\/p>\n<p>Sin embargo, casos como<a href=\"https:\/\/centrourbano.com\/inmobiliario\/vallejo-despierta-interes-en-inversionistas-industriales\/\" target=\"_blank\" rel=\"noopener\"> Vallejo<\/a>, lograron movilizar la demanda a inmuebles transformados que mostraban obsolescencia. Lo que impuls\u00f3 la demanda en almacenes de \u00faltima milla cercanos al centro de la ciudad.<\/p>\n<p>Por su parte, <strong>en Monterrey, debido a la dotaci\u00f3n de servicios e infraestructura, as\u00ed como su cercan\u00eda al aeropuerto, la demanda de la ciudad logr\u00f3 desplazarse hacia el corredor de Apodaca.<\/strong> Donde se centr\u00f3 gran parte de la demanda de parques industriales Clase A. Y, hasta la fecha mantiene el 41% de los inventarios industriales de la ciudad.<\/p>\n<p>Por otra parte, <strong>Interpuerto Monterrey figura como ejemplo de tierra con infraestructura industrial y potencial de expansi\u00f3n. Esto, debido a las 1,445 hect\u00e1reas que cuentan con infraestructura y servicios.<\/strong> Lo que permite ofrecer desde el terreno, el proyecto hecho a la medida o la renta del espacio industrial acondicionado y listo para operar.<\/p>\n<h2>Crecimiento de la demanda industrial<\/h2>\n<p><strong>Tanto en CDMX como en MTY, las autoriades se han dado a la tarea de visualizar a mediana y largo plazo el potencial crecimiento industrial de sus ciudades.<\/strong> Debido a ello, se han preocupado por dotar de servicios residenciales e industriales que favorezcan el desarrollo armonioso de sus mercados.<\/p>\n<p>En ese sentido,<strong> ambos mercados se beneficiaron por el componente log\u00edstico, que logr\u00f3 determinar un rol importante en el aumento de su demanda.<\/strong> Esto como resultado de las cercan\u00eda a principales v\u00edas expresas, autopistas, aeropuertos y redes ferroviarias.<\/p>\n<p>Lo que resulta en un primer cuatrimestres con 623,000 metros cuadrados de demanda industrial para Monterrey.
