Esto propici\u00f3 cifras hist\u00f3ricas en la demanda de espacios, lo que incentiv\u00f3 a que en menos de un a\u00f1o la vacancia disminuyera en un 5%, y cerrar\u00e1 el mes de abril con 0.56% de disponibilidad.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Por tal motivo, la disminuci\u00f3n de espacios de arrendamientos parece un eje preocupante. Ya que, si en este momento se necesitaran de inmuebles clase A menores a 5,000m<\/span><span style=\"font-weight: 400;\">2<\/span><span style=\"font-weight: 400;\"> , solo una opci\u00f3n cumplir\u00eda con ello.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Al igual de Tecate, Ciudad Ju\u00e1rez y Tijuana reportan cifras similares en disponibilidad, puesto que ambos mercados registran una vacancia del 0.6% al cierre del primer trimestre de 2022 (1T2022).<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u00bfQu\u00e9 propici\u00f3 la disminuci\u00f3n en la vacancia? Durante la pandemia, los mercados de la frontera aumentaron de manera considerable su actividad industrial. Por tal motivo, m\u00faltiples empresas se desplazaron hacia mercados que antes no eran tan llamativos, como es el caso de Tecate.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Previo a la contingencia, este mercado presentaba una demanda anual de 16,000 metros cuadrados (m2). Sin embargo, luego de registrar una cifra similar el a\u00f1o antecesor, en 2021 la ciudad logr\u00f3 acumular 43,000 m<\/span><span style=\"font-weight: 400;\">2<\/span><span style=\"font-weight: 400;\"> en demanda. Como resultado, para el 1T2022, este rubro superar\u00eda los 10,000 metros cuadrados.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">En ese sentido, los precios de renta comenzaron a presentar un alza relevante y al cierre de marzo 2022, la media se registr\u00f3 en 5.3 d\u00f3lares por m<\/span><span style=\"font-weight: 400;\">2<\/span><span style=\"font-weight: 400;\">. Debido a ello, el mercado se encuentra en precios no vistos para este mercado en los \u00faltimos a\u00f1os.<\/span><\/p>\n<h2><span style=\"font-weight: 400;\">Tecate necesita espacios<\/span><\/h2>\n<p><span style=\"font-weight: 400;\">A pesar de la necesidad de espacios industriales, en la actualidad solo existe una construcci\u00f3n sobre el corredor Tecate-Tijuana. La cual cuenta con 29,000 m<\/span><span style=\"font-weight: 400;\">2<\/span><span style=\"font-weight: 400;\"> destinados para un proyecto especulativo.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Debido a este panorama, se prev\u00e9 que durante los siguientes trimestre del a\u00f1o se active con mayor fuerza la construcci\u00f3n. En ese sentido se apuesta por los proyectos especulativos y hechos a la medida que logren equilibrar el desajuste actual del mercado.<\/span><\/p>\n","protected":false},"excerpt":{"rendered":"<p>Al
