Dentro de la ciudad, Insurgentes y Polanco encabezaron la demanda de los diferentes corredores con 30,000 y 18,000 metros cuadrados (m<sup>2 <\/sup>).<\/p>\n<p>Ambos corredores concentraron en su conjunto el 53% de la demanda bruta de la CDMX, que alcanz\u00f3 los 90,000 m<sup>2 <\/sup>al finalizar el ciclo. \u00bfA qu\u00e9 se debe el incremento en la demanda de estos corredores?<\/p>\n<p>Dentro de Polanco, los inversionistas pueden encontrar un equilibrio entre los usos residenciales, comerciales y corporativos. Junto a ello, se encuentran espacios de asistencia, recreativo y religiosos que complementan el ecosistema de los trabajadores.<\/p>\n<p>Asimismo, este corredor cuenta con una amplia oferta corporativa que va desde los 45 m<sup>2 <\/sup>hasta grandes corporativos con superficies de; 27,000 m<sup>2<\/sup> , 37,000 m<sup>2<\/sup> y 62,000m<sup>2<\/sup>, que corresponden a Melt, Neuchatel y Miyana Torre II.<\/p>\n<p>Mientras tanto, en Insurgentes se puede encontrar una oferta de 400 edificaciones que agrupan 510,000 m2 disponibles para renta. En ese conjunto, se encuentra la disponibilidad de espacios que van desde los 21 m<sup>2<\/sup> hasta los 41,000 m<sup>2<\/sup>, ese \u00faltimo sobre el Espacio Condesa, que finalizar\u00e1 en 2023.<\/p>\n<p>Adem\u00e1s, otra de las ventajas que favorece la demanda de este corredor es la variedad de opciones de movilidad en la zona. Factor que resulta decisivo para el traslado del personal a sus centros laborales.<\/p>\n<h2>Tendencia corporativa<\/h2>\n<p>Bajo esta premisa, los edificios clase A se mostraron como los favoritos del mercado con una concentraci\u00f3n del 62% de la demanda capitalina. Sin embargo, al cierre del primer trimestre de 2022 (1T2022) m\u00e1s de la mitad de las operaciones en renta corporativa correspondieron a superficies menores a los 1,000 metros cuadrados. Al analizar este panorama, Solili observ\u00f3 un incremento en transacciones de m\u00e1s del 60% entre los periodos del 4T2021 y 1T2022.<\/p>\n<p>Por otra parte, ante el retorno a las oficinas se espera que el modelo h\u00edbrido permanezca dentro de las tendencias. A la par de ello, el formato coworking permitir\u00e1 a los desarrolladores adaptarse a los nuevos h\u00e1bitos y requerimientos del mercado.<\/p>\n<p>Para ello, se necesitar\u00e1n de esquemas de arrendamiento flexibles, sedes descentralizadas y m\u00e1s cercanas al entorno del trabajador.<\/p>\n<p>&nbsp;<\/p>\n<p>&nbsp;<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Polanco e
