{"id":130915,"date":"2022-06-07T09:10:51","date_gmt":"2022-06-07T14:10:51","guid":{"rendered":"https:\/\/centrourbano.com\/?p=130915"},"modified":"2022-06-07T09:14:07","modified_gmt":"2022-06-07T14:14:07","slug":"precio-vivienda-condesa-roma","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/vivienda\/precio-vivienda-condesa-roma\/","title":{"rendered":"Aumenta precio de vivienda en corredor Condesa-Roma"},"content":{"rendered":"<p><em>Tinsa destac\u00f3 que la oferta de vivienda nueva en este corredor est\u00e1 dominada por el segmento Residencial, con el 46% del stock disponible<\/em><!--more--><\/p>\n<p>De acuerdo con el reporte \u2018<strong>Radiograf\u00eda del mercado y valores de venta<\/strong>\u2019, enfocado en el <strong>corredor<\/strong> <strong>Condesa-Roma<\/strong>, de la Ciudad de M\u00e9xico, elaborado por <strong>Tinsa<\/strong> y <strong>Propiedades.com<\/strong>, en esta zona, al cierre del primer trimestre de 2022 (1T2022), el <strong>precio de la vivienda nueva<\/strong> registr\u00f3 un aumento anual de 1.7%; mientras que el de la <strong>vivienda usada <\/strong>creci\u00f3 3.9 por ciento.<\/p>\n<p>En este corredor de la capital, la <strong>vivienda nueva<\/strong> presenta un precio promedio de 82,998 pesos por metro cuadrado (m\u00b2); lo que significa una variaci\u00f3n trimestral de 0.8%. Mientras que la <strong>vivienda usada<\/strong> cerr\u00f3 el 1T2022 con un precio promedio de 49,401 pesos por m\u00b2, un crecimiento de 4.3% frente al trimestre anterior.<\/p>\n<a href=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/vivienda-condesa-roma.png\" target=\"_blank\" rel=\"noopener\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter wp-image-130917 \" src=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/vivienda-condesa-roma.png\" alt=\"\" width=\"730\" height=\"500\" srcset=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/vivienda-condesa-roma.png 924w, https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/vivienda-condesa-roma-300x206.png 300w, https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/vivienda-condesa-roma-768x526.png 768w\" sizes=\"auto, (max-width: 730px) 100vw, 730px\" \/><\/a>\n<p>Por otro lado, las <strong>ventas de unidades nuevas<\/strong> en este mercado se mantuvieron estables durante el primer trimestre del a\u00f1o; con un aumento del 6% respecto al mismo periodo de 2021.<\/p>\n<p>Durante el 1T2022 se desplaz\u00f3 un total de <strong>167 unidades<\/strong>, de las cuales, 29 corresponden al segmento de <strong>vivienda Media<\/strong>; mientras que en los segmentos <strong>Residencial<\/strong> y <strong>Residencial plus<\/strong> se vendieron 77 y 61 unidades, respectivamente.<\/p>\n<p>En este sentido, <strong>Tinsa<\/strong> destac\u00f3 que la oferta de vivienda nueva en este corredor est\u00e1 dominada por el <strong>segmento Residencial<\/strong>, con el 46% del stock disponible; esto debido a que este segmento fue el m\u00e1s desarrollado durante el \u00faltimo a\u00f1o.<\/p>\n<p>Adem\u00e1s, en el caso de vivienda nueva, el <strong>stock disponible en la CDMX<\/strong> se ha mantenido estable en los \u00faltimos tres trimestres. Sin embargo, el corredor <strong>Condesa-Roma<\/strong> present\u00f3 un incremento del stock disponible a partir del 3T2021.<\/p>\n<p>Finalmente, en cuanto a la <strong>tipolog\u00eda de la oferta<\/strong>, la vivienda de dos rec\u00e1maras es la que domina dentro del corredor <strong>Condesa-Roma<\/strong>, con el 55.8% del stock disponible. En tanto, la oferta de tres rec\u00e1maras representa el 31% de los <em>listings<\/em> dentro de Propiedades.com.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Tinsa destac\u00f3 que la oferta
