Uno de los cambios m\u00e1s notorios, es<strong> el acelerado crecimiento del mercado industrial<\/strong>, que se relaciona con el <strong>aumento exponencial del e-commerce<\/strong>.<\/p>\n<p>Por parte de <a href=\"https:\/\/siila.com.mx\/\" target=\"_blank\" rel=\"noopener\">SiiLa<\/a>, se han investigado diez mercados del sector industrial; <em>Aguascalientes, Ciudad de M\u00e9xico, Ciudad Ju\u00e1rez, Guadalajara, Guanajuato, Monterrey, Quer\u00e9taro, Saltillo, San Luis Potos\u00ed y Tijuana<\/em>. Los cuales han demostrado los mejores desempe\u00f1os en los \u00faltimos a\u00f1os.<\/p>\n<h3>\u00bfA qu\u00e9 se debe esto?<\/h3>\n<p>De acuerdo con estudios de venta online, realizados por la Asociaci\u00f3n Mexicana de Venta Online (AMVO), de 2019 a 2022 el comercio electr\u00f3nico ha incrementado su valor en 27%. Lo que consolid\u00f3 a M\u00e9xico, por tercer a\u00f1o consecutivo, como uno de los cinco pa\u00edses con mayor crecimiento en el mercado.<\/p>\n<p>Este crecimiento aument\u00f3 la demanda por <strong>naves industriales<\/strong> dentro de las principales ciudades del pa\u00eds. Que en consecuencia, funcionan como espacios log\u00edsticos para empresas que se dedican a este giro comercial.<\/p>\n<p>Adem\u00e1s de ello, de manera notable, creci\u00f3 la demanda de <em>last mile<\/em>, que se ha posicionado como foco de inversi\u00f3n, y alojamiento de empresas globales. Lo que resulta en <strong>mayor generaci\u00f3n de empleos y ayuda a la econom\u00eda mexicana<\/strong>.<\/p>\n<h2>Aumento de costos en naves industriales<\/h2>\n<p>Ante la creciente demanda por espacios industriales, se report\u00f3 un crecimiento en m\u00faltiples mercados del pa\u00eds. Lo que posiciona lo<strong>s inmuebles clase B con el mayor costo de salida<\/strong>, durante el primer trimestre de 2022(1T2022).<\/p>\n<p>Esto es considerado por analistas como el resultado de la recuperaci\u00f3n y aprovechamiento de las <strong>log\u00edsticas adaptadas a la nueva normalidad<\/strong>. Dentro de este contexto, debido al aumento en costos se present\u00f3 una variaci\u00f3n en la tasa de disponibilidad. Como resultado, paso de 4.91% en el 1T2021 a 2.99% al cierre del 1T2022.<\/p>\n<p>Con base en estas cifras, se concluy\u00f3 que existe una inminente relaci\u00f3n entre <strong>el crecimiento del e-commerce y el aumento en la demanda de naves industriales<\/strong>. Debido a ello, y al constante crecimiento de los mercados con distanciamiento social, se espera que la tendencia contin\u00fae de manera
