{"id":129576,"date":"2022-04-25T16:53:16","date_gmt":"2022-04-25T21:53:16","guid":{"rendered":"https:\/\/centrourbano.com\/?p=129576"},"modified":"2022-04-26T02:03:07","modified_gmt":"2022-04-26T07:03:07","slug":"creditos-hipotecarios","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/opinion\/blog-de-invitado\/creditos-hipotecarios\/","title":{"rendered":"Inflaci\u00f3n 2021 redujo significativamente la deducibilidad de los intereses reales de los cr\u00e9ditos hipotecarios en M\u00e9xico"},"content":{"rendered":"<p><strong>Por Fernando Soto-Hay*<\/strong><br \/>\n<!--more--><\/p>\n<p>Todos hemos vivido de primera mano como inflaci\u00f3n en 2021 lleg\u00f3 a 7.36%, niveles no vistos en M\u00e9xico en m\u00e1s de dos d\u00e9cadas cuando en 2000 llegamos a 8.96% como efecto de un control inflacionario importante llevado al cabo exitosamente durante varios a\u00f1os por el Presidente Ernesto Zedillo.<\/p>\n<p>Desafortunadamente niveles de inflaci\u00f3n tan elevados erosionan la capacidad de compra de todos los Mexicanos en general y en particular de quienes tienen un cr\u00e9dito hipotecario, ya que la deducibilidad de los intereses reales, (Tasa de Inter\u00e9s \u2013 Inflaci\u00f3n = Inter\u00e9s Real) se redujo de forma significativa en 2021.<\/p>\n<p>Recordemos que quienes tienen un cr\u00e9dito hipotecario cuentan con el beneficio de poder deducir los Intereses Reales generados en cada ejercicio, limitado hasta por el equivalente a 750,000 UDIS o $5\u2019482,000 de cr\u00e9dito hipotecario. Si el cr\u00e9dito hipotecario es mayor, la deducibilidad est\u00e1 limitada hasta este monto mencionado.<\/p>\n<p>El monto deducible es determinado por la instituci\u00f3n de cr\u00e9dito que otorg\u00f3 el cr\u00e9dito mediante la emisi\u00f3n anual de una Constancia de Intereses Reales que es utilizada por los Contadores P\u00fablicos para determinar el importe de la deducci\u00f3n con base a los intereses pagados en el ejercicio.<\/p>\n<p>La mejor forma de entender este efecto es comparando la deducci\u00f3n de Intereses Reales entre 2020 y 2021 de un cr\u00e9dito hipotecario con un saldo promedio de $3\u2019000,000 con una tasa de inter\u00e9s de 8.5% a 15 a\u00f1os. En mi opini\u00f3n el impacto negativo es significativo porque en 2020 la inflaci\u00f3n fue de s\u00f3lo 3.4% versus el 7.36% del 2021<\/p>\n<p><strong>INFLACI\u00d3N 2020\u00a0\u00a0\u00a0\u00a0\u00a0 TASA DE INTER\u00c9S\u00a0\u00a0\u00a0\u00a0 INTER\u00c9S REAL \u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0 MONTO DEDUCCI\u00d3N<\/strong><\/p>\n<p style=\"text-align: left;\">\u00a0 \u00a0 \u00a0 \u00a0 \u00a0 \u00a0 3.4%\u00a0 \u00a0 \u00a0 \u00a0 \u00a0 \u00a0 \u00a0 \u00a0 \u00a0 \u00a0 \u00a0 \u00a0 \u00a0 \u00a0 \u00a0 \u00a0 \u00a0 \u00a0 \u00a0 8.5%\u00a0 \u00a0 \u00a0 \u00a0 \u00a0 \u00a0 \u00a0 \u00a0 \u00a0 \u00a0 \u00a0 \u00a0 \u00a0 \u00a0 \u00a0 \u00a0 \u00a05.1%\u00a0 \u00a0 \u00a0 MONTO DEDUCCI\u00d3N <\/strong><\/p>\n<p>7.36%\u00a0 \u00a0 \u00a0 \u00a0 \u00a0 \u00a0 \u00a0 \u00a0 \u00a0 \u00a0 \u00a0 \u00a0 \u00a0 \u00a0 \u00a0 \u00a08.5%\u00a0 \u00a0 \u00a0 \u00a0 \u00a0 \u00a0 \u00a0 \u00a0 \u00a0 \u00a0 \u00a0 \u00a0 \u00a0 \u00a0 \u00a0$34,200<\/p>\n<p>Existen una serie de reglas fiscales adicionales para cuantificar la deducci\u00f3n en funci\u00f3n del ingreso del acreditado, pero en t\u00e9rminos generales este ejercicio ejemplifica perfectamente la reducci\u00f3n de los beneficios que se obtienen cuando vivimos a\u00f1os en los que la inflaci\u00f3n es elevada y donde el poder adquisitivo se pierde en diversos elementos, muchos de ellos no tan visibles como lo son los Intereses Reales.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Por
