En ese sentido, Tepotzotl\u00e1n destac\u00f3 dentro del corredor Cuautitl\u00e1n &#8211; Tultitl\u00e1n \u2013 Tepotzotl\u00e1n (CTT) debido a su contribuci\u00f3n del 34% dentro de la actividad del \u00e1rea.<\/p>\n<p>En materia de disponibilidad, el submercado <strong>Tepotzotl\u00e1n<\/strong> inici\u00f3 el a\u00f1o con una disponibilidad del 0.76%, la m\u00e1s baja en los \u00faltimos a\u00f1os. Como consecuencia, <strong>los precios del corredor se dispararon<\/strong> al alza y generaron presi\u00f3n para el aumento de construcciones en la zona.<\/p>\n<p>Por su parte, <strong>Toluca<\/strong> registr\u00f3 la incorporaci\u00f3n de m\u00faltiples naves industriales al mercado, lo que gener\u00f3 variaciones negativas en las absorciones de 2021. Estas nuevas incorporaciones son muestra clara de<strong> un mercado altamente din\u00e1mico<\/strong> y un antecesor de los resultados obtenidos. Que resultaron en un aumento del 8% en precios de renta, respecto al 4T2021.<\/p>\n<p>Mientras que, de manera general, el mercado de la <strong>Zona Metropolitana del Valle de M\u00e9xico<\/strong> (ZMVM) registr\u00f3 durante el primer trimestre un inventario industrial clase A de 12 millones de metros cuadrados (m<sup>2 <\/sup>). Asimismo, destac\u00f3 por aumento en construcciones que representa 570,000 m<sup>2 <\/sup>y una tasa de disponibilidad que disminuy\u00f3 en 1.4% respecto al 4T2021.<\/p>\n<h2>Oportunidades para el mercado industrial<\/h2>\n<p>Durante los \u00faltimos meses la<strong> demanda industrial aument\u00f3<\/strong> de manera considerable dentro del Valle de M\u00e9xico, lo que gener\u00f3 un crecimiento del 23% en construcciones. En respuesta al dinamismo del mercado, los corredores de <strong>Cuautitl\u00e1n, Toluca y Tepotzotl\u00e1n<\/strong> figuran como una <strong>oportunidad para la construcci\u00f3n<\/strong>, al contar con espacios que superan los 130,000 m<sup>2 <\/sup>cada uno.<\/p>\n<p>Mientras tanto, <a href=\"https:\/\/newmark.mx\/\" target=\"_blank\" rel=\"noopener\">Newmark<\/a> inform\u00f3 que el sector industrial deber\u00e1 priorizar sus actividades dentro de los corredores: <strong>CTT, Huehuetoca, Zumpango, Iztacalco, Iztapalapa, Gustavo A.Madero y Atizap\u00e1n de Zaragoza.<\/strong><\/p>\n<p>Por otra parte, <strong>la delimitaci\u00f3n actual de los corredores industriales dentro de la ZMVM se ha vuelto obsoleta<\/strong>, debido a la inexistencia de homogeneidad dentro de los espacios. Sumado a ello, <strong>la mancha industrial se expandir\u00e1<\/strong> fuera de los corredores, por lo que se deber\u00e1 reconsiderar la llegada a diferentes zonas.<\/p>\n<p>Adem\u00e1s, la actual existencia de parques industriales fuera de esta delimitaci\u00f3n de submercados, dej\u00f3 de responder a las caracter\u00edsticas del corredor que se asigno en su
