{"id":129381,"date":"2022-04-19T16:30:11","date_gmt":"2022-04-19T21:30:11","guid":{"rendered":"https:\/\/centrourbano.com\/?p=129381"},"modified":"2022-04-19T17:30:36","modified_gmt":"2022-04-19T22:30:36","slug":"siila-absorcion-espacio-industrial","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/siila-absorcion-espacio-industrial\/","title":{"rendered":"Registra SiiLA absorci\u00f3n de 1.5 millones de m\u00b2 de espacio industrial"},"content":{"rendered":"<p><em>En los 10 mercados que SiiLA monitorea, los inmuebles industriales de clase B mantienen el precio m\u00e1s alto que la clase A<\/em><!--more--><\/p>\n<p>En su reporte <a href=\"https:\/\/centrourbano.com\/inmobiliario\/siila-absorcion-espacio-comercial\/\" target=\"_blank\" rel=\"noopener\"><strong>Market Update<\/strong><\/a>, correspondiente al primer trimestre de 2022 (1T2022), <strong>SiiLA M\u00e9xico<\/strong> destac\u00f3 que el <strong>activo industrial<\/strong> registr\u00f3 una <strong>absorci\u00f3n bruta<\/strong> de m\u00e1s de un mill\u00f3n 500,000 metros cuadrados (m\u00b2).<\/p>\n<p>Asimismo, precis\u00f3 que el mercado de <strong>Monterrey<\/strong> fue el que absorbi\u00f3 el mayor n\u00famero de m\u00b2 durante este periodo. Lo anterior debido a que las industrias de bienes de capital y veh\u00edculos y partes aumentaron su presencia en el mercado.<\/p>\n<p>Por otro lado, <strong>SiiLA<\/strong> mencion\u00f3 que la <strong>tasa de disponibilidad<\/strong> general cerr\u00f3 el 1T2022 en 2.99%, con una ligera contracci\u00f3n frente al trimestre anterior. Este indicador ha disminuido trimestre contra trimestre en los mercados de <strong>Ciudad de M\u00e9xico<\/strong>, <strong>Ciudad Ju\u00e1rez<\/strong>, <strong>Guadalajara<\/strong>, <strong>Guanajuato<\/strong>, <strong>Monterrey<\/strong>, <strong>Quer\u00e9taro<\/strong>, <strong>Saltillo<\/strong> y <strong>San Luis Potos\u00ed<\/strong>.<\/p>\n<p>\u201cDestacamos el caso de <strong>Tijuana<\/strong>, que tiene una tasa de disponibilidad de 0.16%; donde existe una \u00fanica nave industrial disponible en toda la ciudad de clase B, ubicada en el submercado de S\u00e1nchez Taboada\u201d, se\u00f1al\u00f3.<\/p>\n<p>Con respecto al <strong>nuevo inventario<\/strong>, <strong>SiiLA<\/strong> indic\u00f3 que durante los primeros tres meses de 2022 se entregaron <strong>50 naves industriales<\/strong> en distintos mercados del pa\u00eds. Adem\u00e1s, el mercado de <strong>Tijuana<\/strong> fue el que m\u00e1s m\u00b2 incluy\u00f3 en su inventario, seguido de <strong>Monterrey<\/strong> y <strong>Ciudad Ju\u00e1rez<\/strong>.<\/p>\n<a href=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/industrial-SiiLA.jpg\" target=\"_blank\" rel=\"noopener\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter wp-image-129383 \" src=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/industrial-SiiLA.jpg\" alt=\"\" width=\"698\" height=\"445\" srcset=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/industrial-SiiLA.jpg 1097w, https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/industrial-SiiLA-300x191.jpg 300w, https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/industrial-SiiLA-1000x637.jpg 1000w, https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/industrial-SiiLA-768x489.jpg 768w\" sizes=\"auto, (max-width: 698px) 100vw, 698px\" \/><\/a>\n<p>Finalmente, la firma report\u00f3 que, en los 10 mercados que monitorea, los inmuebles industriales de clase B mantienen un <strong>precio<\/strong> m\u00e1s alto que la clase A; lo cual responde a la b\u00fasqueda de naves industriales dentro de las ciudades.<\/p>\n<p>\u201cSi analizamos el caso de <strong>CDMX<\/strong>, el submercado de <strong>Iztapalapa-Tl\u00e1huac<\/strong> presenta esta tendencia. Mientras que <strong>Vallejo-Azcapotzalco<\/strong> vio revertida esta tendencia en el 1T2022; sin embargo, coloc\u00f3 en un precio mayor las dos naves industriales de clase A que tiene disponibles\u201d, se lee en el <strong>Market Update<\/strong>.<\/p>\n<p>Y agrega que este efecto, conocido como <strong>\u00faltima milla<\/strong>, provoca que las propiedades en un radio de 15 kil\u00f3metros a la redonda del centro de la CDMX tengan un precio de mercado 56% superior al promedio general del pa\u00eds.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>En los 10 mercados
