{"id":129175,"date":"2022-04-13T12:19:34","date_gmt":"2022-04-13T17:19:34","guid":{"rendered":"https:\/\/centrourbano.com\/?p=129175"},"modified":"2022-04-13T12:19:34","modified_gmt":"2022-04-13T17:19:34","slug":"precios-renta-industrial-frontera","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/precios-renta-industrial-frontera\/","title":{"rendered":"Precios de renta en mercado industrial de la frontera aumentan hasta 23%"},"content":{"rendered":"<p><em>Al cierre del 1T2022 el costo de renta en el mercado industrial de Ciudad Ju\u00e1rez se posicion\u00f3 en 4.72 d\u00f3lares por metro cuadrado mensual<\/em><!--more--><\/p>\n<p>Durante los \u00faltimos meses, el <strong>mercado inmobiliario industrial<\/strong> se ha visto dominado por las ciudades del norte. En ese sentido, en la frontera norte se present\u00f3 una escasez de oferta debido al <strong>aumento en la demanda<\/strong> que se presenta, por lo que los <strong>precios de renta aumentaron<\/strong> hasta un 23% en distintos corredores.<\/p>\n<p>Ejemplo de ello son<a href=\"https:\/\/centrourbano.com\/inmobiliario\/cdmx-y-tijuana-encabezan-los-precios-mas-altos-en-renta-industrial-del-pais\/\" target=\"_blank\" rel=\"noopener\"> Tijuana<\/a> y <strong>Ciudad Ju\u00e1rez<\/strong>, que cerraron el primer trimestre de 2022 (1T2021) con precios de renta en 5.40 y 4.72 d\u00f3lares por metro cuadrado(m\u00b2) al mes. Mientras que, <strong>Tecate y Mexicali<\/strong> mostraron incrementos de 15% y 14%, respectivamente, con precios de 5.30 y 4.72 usd\/ m\u00b2\/mensual.<\/p>\n<p>El considerable aumento en precios de renta registrados al<strong> 1T2022<\/strong> es consecuencia de la nula vacancia que presentan los mercados de la frontera. En ese sentido,<strong> Tijuana, Ciudad Ju\u00e1rez y Tecate<\/strong> permanecieron con una vacancia del 0.6%; mientras que, <strong>Saltillo y Reynosa<\/strong> reportaron disponibilidad del 3.7% y 3.1%, los niveles m\u00e1s bajos registrados en los \u00faltimos dos a\u00f1os.<\/p>\n<p>Por otra parte, el incremento tambi\u00e9n se mostr\u00f3 afectado debido a<strong> la creciente inflaci\u00f3n<\/strong> que sufre M\u00e9xico, al registrar 7.45% en marzo. Dicho incremento se encuentra motivado por el alza de precios del gas LP, la gasolina y alimentos b\u00e1sicos.<\/p>\n<h2>Aumento en la demanda industrial y necesidad de construcci\u00f3n<\/h2>\n<p>Al cierre del 1T2022, <strong>los mercados industriales de la frontera norte<\/strong> del pa\u00eds lograron acumular el 54% de la demanda bruta nacional. Bajo esta premisa, <strong>Monterrey<\/strong> totaliz\u00f3 el 25% de la absorci\u00f3n bruta nacional, al registrar 463,000 m\u00b2. Mientras que<strong> Ciudad Ju\u00e1rez y Tijuana<\/strong> ocuparon la quinta y sexta posici\u00f3n a nivel nacional con 172,000 y 130,000 metros cuadrados.<\/p>\n<p>Este aumento en la demanda se debe a los m\u00faltiples<strong> proceso de relocalizaci\u00f3n<\/strong> de producci\u00f3n de manufactura, junto al <strong>crecimiento del sector log\u00edstico<\/strong>. Por lo tanto, los desarrolladores inmobiliarios se encuentran trabajando en la construcci\u00f3n de naves industriales mejor ubicadas y con mayor tecnolog\u00eda para hacer frente a la demanda.<\/p>\n<p>Reflejo de ello es el <strong>inicio de la construcci\u00f3n<\/strong> de naves industriales en Monterrey con 44,000 m\u00b2, Saltillo con 84,000 m\u00b2 y Tijuana por 78,000 metros cuadrados.<\/p>\n<p>Sin embargo, el visible<strong> aumento en los costos<\/strong> en materiales de construcci\u00f3n se transmitir\u00e1 de manera directa en los precios de renta industriales. A pesar de ello, se espera que a lo largo de 2022 la actividad constructiva continu\u00e9 y el movimiento de portafolio entre los principales desarrolladores contin\u00faen con la prosperidad en la
