{"id":129139,"date":"2022-04-12T09:00:18","date_gmt":"2022-04-12T14:00:18","guid":{"rendered":"https:\/\/centrourbano.com\/?p=129139"},"modified":"2022-04-11T17:43:47","modified_gmt":"2022-04-11T22:43:47","slug":"siila-absorcion-espacio-comercial","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/siila-absorcion-espacio-comercial\/","title":{"rendered":"Reporta SiiLA absorci\u00f3n de 23,000 m\u00b2 de espacio comercial en el 1T2022"},"content":{"rendered":"<p><em>Por otro lado, SiiLA<\/em> <em>indic\u00f3 que la tasa de disponibilidad disminuy\u00f3 en Guadalajara; mientras que en CDMX y Monterrey mostr\u00f3 un ligero aumento<\/em><!--more--><\/p>\n<p>En el reporte <strong>Market Update<\/strong>, correspondiente al primer trimestre de 2022 (1T2022), <strong>SiiLA M\u00e9xico<\/strong> destac\u00f3 la absorci\u00f3n de m\u00e1s de 23,000 metros cuadrados (m\u00b2) de espacio comercial en los tres mercados que monitorea: <strong>Ciudad de M\u00e9xico<\/strong>, <strong>Monterrey<\/strong> y <strong>Guadalajara<\/strong>.<\/p>\n<p>\u201cDurante este trimestre observamos la ocupaci\u00f3n de <strong>352 locales<\/strong> de distintas categor\u00edas, siendo las Islas y Minis los que m\u00e1s nuevos espacios registraron\u201d, indic\u00f3 <strong>SiiLA<\/strong>.<\/p>\n<p>Asimismo, mencion\u00f3 que durante el 1T2022 se observ\u00f3 el resurgimiento de giros que no hab\u00edan ocupado espacios en trimestres anteriores. Tal es el caso de la categor\u00eda <strong>Ropa y Calzado<\/strong>, que ocup\u00f3 3,362 m\u00b2, principalmente en los submercados de Tlanepantla, Polanco (CDMX) y Santa Catarina (Monterrey).<\/p>\n<p>Y, de igual manera, se report\u00f3 la llegada de <strong>nuevos jugadores<\/strong> y la <strong>adaptaci\u00f3n de giros a nuevos formatos<\/strong>. Por ejemplo, la marca Luxury Brands entr\u00f3 a los centros comerciales de Gicsa, como Paseo Arcos Bosques e Interlomas; en tanto que marcas Decathlon y Pandora han apostado por locales tipo Isla y la visibilidad que \u00e9stos pueden aportar a su marca.<\/p>\n<p>Por otro lado, la <strong>tasa de disponibilidad<\/strong> en el mercado de <em>retail<\/em> de <strong>Guadalajara<\/strong> disminuy\u00f3 durante el 1T2022; mientras que en la <strong>CDMX<\/strong> y <strong>Monterrey<\/strong> mostr\u00f3 un ligero aumento.<\/p>\n<p>No obstante, <strong>SiiLA<\/strong> precis\u00f3 que las <strong>tasas de disponibilidad<\/strong> se han mantenido estables en los tres mercados durante el \u00faltimo a\u00f1o. Esto, a pesar de experimentar nuevamente aforos restringidos por el repunte de casos de Covid-19; as\u00ed como por las entregas de nuevo inventario experimentadas.<\/p>\n<a href=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/disponibilidad-retail.jpg\" target=\"_blank\" rel=\"noopener\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter wp-image-129143 \" src=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/disponibilidad-retail.jpg\" alt=\"\" width=\"636\" height=\"450\" srcset=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/disponibilidad-retail.jpg 906w, https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/disponibilidad-retail-300x212.jpg 300w, https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/disponibilidad-retail-768x543.jpg 768w\" sizes=\"auto, (max-width: 636px) 100vw, 636px\" \/><\/a>\n<p>Finalmente, respecto a los <strong>precios y condiciones de arrendamiento<\/strong> del activo <em>retail<\/em>, la firma se\u00f1al\u00f3 que experimentaron un regreso a los par\u00e1metros previos a la pandemia.<\/p>\n<p>\u201cEl <strong>cobro de guante<\/strong>, <strong>publicidad y renta variable<\/strong> volvi\u00f3 a formar parte de las propuestas de arrendamiento ofrecidas por los administradores de plazas;
