{"id":128994,"date":"2022-04-08T09:00:56","date_gmt":"2022-04-08T14:00:56","guid":{"rendered":"https:\/\/centrourbano.com\/?p=128994"},"modified":"2022-04-07T23:05:35","modified_gmt":"2022-04-08T04:05:35","slug":"mercado-oficinas-recuperacion","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/mercado-oficinas-recuperacion\/","title":{"rendered":"Pese a \u00d3micron, mercado de oficinas contin\u00faa en recuperaci\u00f3n"},"content":{"rendered":"<p><em>Solili indic\u00f3 que el mercado de oficinas a nivel nacional a\u00fan reporta sobreoferta, y la tasa de vacancia cerr\u00f3 el 1T2022 en 22%<\/em><!--more--><\/p>\n<p>De acuerdo con el <strong>Reporte<\/strong> <strong>del mercado de oficinas nacional<\/strong> correspondiente al primer trimestre de 2022 (1T2022), elaborado por <strong>Solili<\/strong>, a pesar de que en los primeros meses del a\u00f1o 2022 hubo un fuerte incremento en la propagaci\u00f3n del <strong>Covid-19<\/strong>, como efecto de la nueva variante denominada \u00d3micron, la <strong>demanda corporativa<\/strong> creci\u00f3 22% frente al a\u00f1o anterior.<\/p>\n<p>Los mercados de <strong>Monterrey<\/strong> y <strong>Guadalajara<\/strong> reportaron cifras de demanda neta de 7,000 y 3,000 metros cuadrados (m\u00b2), respectivamente; mientras que los mercados emergentes con mejor comportamiento fueron <strong>Puebla<\/strong> y <strong>Quer\u00e9taro<\/strong>, que incluso superan a la cifra registrada de los mercados medianos.<\/p>\n<p>\u201cSi bien es cierto que fue un trimestre con sucesos que generaron impactos directos en el mercado inmobiliario de oficinas, la recuperaci\u00f3n continu\u00f3. Durante el 1T2022 se registr\u00f3 una <strong>actividad de arrendamiento<\/strong> de casi 140,000 m\u00b2, 27% m\u00e1s que la contabilizada en el mismo periodo del a\u00f1o anterior; siendo <strong>Ciudad de M\u00e9xico<\/strong> el mercado que concentr\u00f3 el 65% de esta actividad\u201d, agreg\u00f3 <strong>Solili<\/strong>.<\/p>\n<p>Por su parte, la <strong>absorci\u00f3n neta<\/strong> de los ocho mercados monitoreados por la firma se mantuvo con cifras positivas por tercer trimestre consecutivo. Sin embargo, en el caso de la <strong>Ciudad de M\u00e9xico<\/strong>, despu\u00e9s de reportar cifras positivas el trimestre anterior, en el 1T2022 volvi\u00f3 a terreno negativo, con -25,000 metros cuadrados.<\/p>\n<h2><strong>Tasa de vacancia<\/strong><\/h2>\n<p><strong>Solili<\/strong> indic\u00f3 que, a pesar de las escasas incorporaciones de nuevas oficinas, a\u00fan se reporta <strong>sobreoferta<\/strong> en la mayor\u00eda de los mercados del pa\u00eds.<\/p>\n<p>Al cierre del 1T2022, la <strong>tasa de vacancia<\/strong> a nivel nacional super\u00f3 el 22%; mientras que en la <strong>Ciudad de M\u00e9xico<\/strong> se coloc\u00f3 en 23%, dos puntos porcentuales m\u00e1s a lo reportado en el 1T2021, con un total de 2 millones 700,000 m\u00b2 desocupados.<\/p>\n<p>En este trimestre, solo los tres mercados de oficinas que reportan menor vacancia a las registradas hace un a\u00f1o son las ciudades de <strong>Quer\u00e9taro<\/strong>, <strong>M\u00e9rida<\/strong> y <strong>Tijuana<\/strong>.<\/p>\n<h2><strong>Nuevo inventario de oficinas<\/strong><\/h2>\n<p>Durante el 1T2021, se adicionaron al <strong>inventario<\/strong> un total de 72,000 m\u00b2 en siete nuevos edificios. Destaca la <strong>Ciudad de M\u00e9xico<\/strong>, que a\u00f1adi\u00f3 poco m\u00e1s de 22,000 m\u00b2, con dos nuevos edificios clase B.<\/p>\n<p>Otro mercado que report\u00f3 actividad gracias a la culminaci\u00f3n de construcci\u00f3n de un nuevo edificio clase A fue <strong>Puebla<\/strong>, que incorpor\u00f3 poco m\u00e1s de 17,000 m\u00b2 de oficinas.<\/p>\n<p>\u201cLos ritmos de <strong>crecimiento del inventario<\/strong> se mantienen muy por debajo de lo reportado en periodos prepandemia; en buena parte debido al retraso de obras y por la reconversi\u00f3n que han realizado algunos desarrolladores. En periodos anteriores el inventario crec\u00eda en promedio anual entre el 7 y 10%, actualmente esa cifra se ha reducido a menos de la mitad; es decir, que los inventarios de las oficinas crecen a tasas aproximadas del 3%\u201d, se\u00f1al\u00f3 <strong>Solili<\/strong>.<\/p>\n<a href=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/oficinas-1T2022.jpg\" target=\"_blank\"
