{"id":128374,"date":"2022-03-28T14:29:49","date_gmt":"2022-03-28T20:29:49","guid":{"rendered":"https:\/\/centrourbano.com\/?p=128374"},"modified":"2022-03-28T14:29:49","modified_gmt":"2022-03-28T20:29:49","slug":"infonavit-se-compradores-vivienda","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/vivienda\/infonavit-se-compradores-vivienda\/","title":{"rendered":"Infonavit y SE protegen contra fraudes a compradores de vivienda"},"content":{"rendered":"<p><em>La nueva norma ser\u00e1 fundamental para que terceros no autorizados, como \u2018coyotes\u2019, lucren a costa de los derechohabientes del Infonavit y otros organismos de vivienda<\/em><!--more--><\/p>\n<p>En d\u00edas pasados, la <strong>Secretar\u00eda de Econom\u00eda<\/strong> (<strong>SE<\/strong>) y el <strong>Instituto del Fondo Nacional de la Vivienda para los Trabajadores<\/strong> (<strong>Infonavit<\/strong>) publicaron en el Diario Oficial de la Federaci\u00f3n (DOF) la <strong>Norma Oficial Mexicana <a href=\"https:\/\/centrourbano.com\/vivienda\/nom-comercializacion-viviendas\/\" target=\"_blank\" rel=\"noopener\">NOM-247-SE-2021<\/a><\/strong>.<\/p>\n<p>Dicha norma tiene el objetivo de proteger a los <strong>compradores de vivienda<\/strong> ante posibles fraudes inmobiliarios; as\u00ed como regular las <strong>pr\u00e1cticas comerciales<\/strong> <strong>y de publicidad<\/strong> relacionados con la compraventa de inmuebles destinados a casa habitaci\u00f3n.<\/p>\n<p>El <strong>Infonavit<\/strong> destac\u00f3 que la <strong>NOM<\/strong> se aplicar\u00e1 a personas f\u00edsicas o morales que intervengan directa o indirectamente en la <strong>asesor\u00eda y venta de vivienda<\/strong>. Es decir, fraccionadores, desarrolladores y promotores de inmuebles, notarios, entre otros.<\/p>\n<p>Entre las <strong>disposiciones generales<\/strong> de la nueva norma se encuentra lo siguiente:<\/p>\n<ul>\n<li><strong>Publicidad<\/strong>. Toda informaci\u00f3n respecto al inmueble deber\u00e1 ser veraz, comprobable, clara y sin elementos que induzcan al error o confusi\u00f3n por enga\u00f1osa o abusiva.<\/li>\n<li><strong>Contratos de compraventa<\/strong>. Los desarrolladores, constructores o proveedores deber\u00e1n informar y respetar los precios, tarifas, garant\u00edas, calidades, medidas y dem\u00e1s condiciones establecidas durante la promoci\u00f3n de la vivienda.<\/li>\n<li><strong>Condiciones del inmueble<\/strong>. Ser\u00e1 indispensable que el inmueble cuente con las instalaciones y condiciones necesarias para la provisi\u00f3n de servicios b\u00e1sicos como luz, agua, gas, drenaje y sistemas o tecnolog\u00eda para cocinar alimentos y para calentar agua. Estos deber\u00e1n estar integrados en el precio total de la vivienda.<\/li>\n<li><strong>Uso de marcas registradas<\/strong>. Se evitar\u00e1 que terceros no autorizados hagan uso indebido de las marcas y logotipos del Infonavit o de otros organismos p\u00fablicos de vivienda.<\/li>\n<\/ul>\n<p>\u201cCon reglas claras, todo el proceso que implica comprar tu casa est\u00e1 protegido contra fraudes y enga\u00f1os\u201d, se\u00f1al\u00f3 el <strong>Infonavit<\/strong> en un comunicado.<\/p>\n<p>Asimismo, destac\u00f3 que la nueva norma ser\u00e1 fundamental para que terceros no autorizados, como \u2018coyotes\u2019, lucren a costa de los derechohabientes del Instituto y otros organismos de
