Sumado a ello, la vacancia se registr\u00f3 en mayo 2021 con 21.2%, y se ajust\u00f3 hasta el 19.4% en febrero 2022.<\/p>\n<p>Dentro del<strong> inventario total<\/strong>, el corredor<strong> Valle Oriente<\/strong>, que agrupa 472,000 m<sup>2 \u00a0<\/sup>de oficinas, mostr\u00f3 la menor tasa de vacancia con un 12.8%, al cierre del cuatro trimestre de 2021. Mientras tanto, en <strong>Ricardo Margain &#8211;\u00a0 G\u00f3mez Morin<\/strong>, la desocupaci\u00f3n se mostr\u00f3 por de bajo del promedio de la ciudad con 17.9% y 18.8%, respectivamente.<\/p>\n<p>La <strong>desaceleraci\u00f3n de la vacancia<\/strong> se suscit\u00f3 debido al <strong>retorno de las construcciones<\/strong>, lo que permite que la absorci\u00f3n se canalice a edificios existentes. Sin embargo, aunque en 2022 a\u00fan no se inician construcciones se espera que los desarrolladores e inversionistas analicen la posibilidad de <strong>nuevas construcciones<\/strong>.<\/p>\n<p>Para ello, deber\u00e1n revisar la <strong>factibilidad t\u00e9cnica, legal, comercial y financiera<\/strong> que conlleva la construcci\u00f3n de oficinas. Bajo esta l\u00ednea, se deber\u00e1 considerar las preferencias alrededor de los espacios demandados, que al cierre de 4T2021 se dirig\u00edan hacia espacios acondicionados y en obra gris.<\/p>\n<p>Esta din\u00e1mica en el mercado ha mantenido la estabilidad en los<strong> precios de renta para oficinas<\/strong> en Monterrey, que desde octubre de 2020 y al cierre de febrero 2022
