{"id":128219,"date":"2022-03-25T09:50:36","date_gmt":"2022-03-25T15:50:36","guid":{"rendered":"https:\/\/centrourbano.com\/?p=128219"},"modified":"2022-03-25T09:59:09","modified_gmt":"2022-03-25T15:59:09","slug":"relocalizacion-extranjera-impulsa-el-mercado-industrial-fronterizo","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/relocalizacion-extranjera-impulsa-el-mercado-industrial-fronterizo\/","title":{"rendered":"Relocalizaci\u00f3n extranjera impulsa el mercado industrial fronterizo"},"content":{"rendered":"<p><em>Debido al impulso generado por la relocalizaci\u00f3n, en 2021 los mercados de la frontera lograron acumular el 58% de la demanda industrial total<\/em> <!--more--><\/p>\n<p>La pandemia por Covid-19 aceler\u00f3 los<strong> proceso de relocalizaci\u00f3n<\/strong> de m\u00faltiples empresas, debido a la presi\u00f3n ejercida en las cadenas de suministros que se vieron afectadas. Sumado a ello, la necesidad de simplificaci\u00f3n en los procesos log\u00edsticos y de transporte, impulsaron al<strong> Nearshoring<\/strong> a consolidarse como una oportunidad de crecimiento industrial.<\/p>\n<p>En ese sentido,<strong> los mercados del norte y la frontera<\/strong> sufrieron un impulso en demanda industrial, la cual logr\u00f3 acumular el 58% del total nacional en 2021. Esto se debe a que, empresas provenientes de <strong>Estados Unidos, Asia y Europa<\/strong>, evaluaron a M\u00e9xico como socio primordial, debido a las ventajas que proporciona en costos y tiempo.<\/p>\n<p>Debido a ello, <a href=\"https:\/\/centrourbano.com\/inmobiliario\/dinamismo-en-construccion-industrial-encabezado-por-mty-y-tijuana\/\" target=\"_blank\" rel=\"noopener\">el mercado industrial de Monterrey<\/a> acumul\u00f3 una demanda bruta de 1,389 millones de metros cuadrados (m\u00b2) en 2021. Este crecimiento continua a\u00fan en 2022, donde logr\u00f3 alcanzar los 196,000 m\u00b2 en los primeros dos meses, lo que representa el 30% del total en M\u00e9xico.<\/p>\n<p>Por su parte,<strong> Tijuana<\/strong> ocup\u00f3 la tercera posici\u00f3n en demanda durante 2021 con 770,000 m\u00b2, impulsados por la industria log\u00edstica, automotriz, aeroespacial y manufactura.<\/p>\n<p>Mientras tanto,<strong> Ciudad Ju\u00e1rez, Saltillo, Mexicali, Tecate y Chihuahua<\/strong> presentaron expansiones e instalaciones de proveedores de las cadenas de suministros de procesos productivos. En ese sentido, los cl\u00fasteres industriales jugaron un papel sumamente importante en la organizaci\u00f3n y especializaci\u00f3n de las ciudades.<\/p>\n<h2>Inversiones extranjeras<\/h2>\n<p>La simplificaci\u00f3n de <strong>procesos log\u00edsticos y de transporte son fundamentales<\/strong> para acortar los tiempos de espera. A su vez, la cercan\u00eda del proveedor con el cliente permite la adaptabilidad ante posibles crisis en las cadenas de suministros. Debido a ello, M\u00e9xico figura como un lugar ideal para la inversi\u00f3n extranjera.<\/p>\n<p>En ese sentido, en M\u00e9xico se report\u00f3 a febrero 2022, 31,621 millones de d\u00f3lares en <a href=\"https:\/\/www.gob.mx\/se\/prensa\/mexico-atrae-31-621-2-millones-de-dolares-de-ied-de-enero-a-diciembre-de-2021?idiom=es\" target=\"_blank\" rel=\"noopener\">Inversi\u00f3n Extranjera Directa<\/a>(IED). Donde el 39.7% pertenecen a la industria manufacturera, y el total acumulado, 47.5% del capital proviene de Estados Unidos y 13.7% de Espa\u00f1a.<\/p>\n<p>El aumento en la <strong>IED logr\u00f3 beneficiar a los mercados del norte<\/strong>, en especial a Monterrey, ciudad que creci\u00f3 en 30% y se estiman en un 9% del total nacional. Por su parte, Nuevo Le\u00f3n logr\u00f3 posicionarse en el segundo lugar de IED y Chihuahua report\u00f3 la entrada de 1,843.4 millones de
