Lo que provoco que las rentas en el sector se aceleraran en<strong> Estados Unidos y Europa<\/strong>. Sumado a ello, los alquileres aumentaron su tasa anual en 10% y obtuvieron niveles r\u00e9cord de desocupaci\u00f3n, con una vacancia inferior al 4% en ambas regiones.<\/p>\n<p>En ese sentido, <a href=\"https:\/\/centrourbano.com\/inmobiliario\/logistica-representa-70-movimiento-del-sector-industrial-el-bajio\/\" target=\"_blank\" rel=\"noopener\">la demanda de ocupaciones de centros de operaciones log\u00edsticas se dispar\u00f3<\/a>, lo que redujo la oferta disponible en las \u00e1reas metropolitanas. Debido a ello,<strong> surgi\u00f3 un desequilibrio entre la oferta y la demanda<\/strong> a nivel mundial, que continua por la escasez de tierras.<\/p>\n<p>Adem\u00e1s de <strong>la falta de espacios, los problemas de suministros y derechos<\/strong> ser\u00e1n temas que continuar\u00e1n en 2022. Asimismo, existen riesgos para el impulso de arrendamiento log\u00edstico debido a la escasez de espacios adecuados para el sector.<\/p>\n<p>La encuesta <strong><em>The Future of Global Logistics Real Estate<\/em> <\/strong>de <a href=\"https:\/\/www.jll.com.mx\/\" target=\"_blank\" rel=\"noopener\">JLL<\/a> realizada en 2021 demostr\u00f3 que los principales problemas para el sector log\u00edstico son; la disponibilidad limitada de terrenos autorizados y la falta de edificios especulativos. En consecuencia, <strong>se corre el riesgo de que exista una desaceleraci\u00f3n<\/strong> de arrendamientos.<\/p>\n<h2>Problemas a largo plazo<\/h2>\n<p>Actualmente, la falta de espacios y la escasez de tierras para la construcci\u00f3n figuran como<strong> el principal reto<\/strong> para el sector log\u00edstico. Sin embargo,<strong> los sitios de relleno urbano industrial abandonados ser\u00e1n una oportunidad<\/strong> para satisfacer la creciente demanda.<\/p>\n<p>A pesar de ello, los desarrolladores se enfrentar\u00e1n ante una <strong>disminuci\u00f3n de la disponibilidad de suelo<\/strong>, debido a la urbanizaci\u00f3n y los <strong>problemas ambientales<\/strong>. Adem\u00e1s, se enfrentar\u00e1n ante los <strong>usos de suelo competitivo<\/strong>, que se destinan para el sector residencial, debido a la necesidad de vivienda en las principales ciudades del
