En ese sentido, la zona conocida como CTT concentr\u00f3 el 84% de la demanda acumulada. Adicional a ello, Toluca aport\u00f3 un 7%, lo que posicion\u00f3 a estos cuatro corredores como los m\u00e1s atractivos para el asentamiento de empresas log\u00edsticas.<\/p>\n<p>El sector log\u00edstico ha logrado posicionarse como <strong>uno de los lideres en el mercado industrial<\/strong> del pa\u00eds. Debido a ello, report\u00f3 un crecimiento anual del 27 por ciento. Lo que posiciona a M\u00e9xico en el quinto lugar de pa\u00edses con mayor incremento a nivel mundial<\/p>\n<p>Esto se debe a que los <strong>consumidores demandan menores tiempos de entrega<\/strong> y la b\u00fasqueda de las compa\u00f1\u00edas por espacios cercanos a las grandes urbes. Sin embargo, este <strong>aumento en la demanda ha enfrentado obst\u00e1culos<\/strong> debido a las limitaciones de espacios y sus caracter\u00edsticas en corredores c\u00e9ntricos.<\/p>\n<p>Lo que provoca que el <strong>aumento industrial<\/strong> se genere en las zonas norte del pa\u00eds.<\/p>\n<p>A lo largo del 2021, <a href=\"http:\/\/solili.mx\/\" target=\"_blank\" rel=\"noopener\">Solili<\/a> monitoreo la participaci\u00f3n del sector log\u00edstico en <strong>la demanda bruta de la CDMX<\/strong>, que en el \u00faltimo trimestre represento el 70% en formatos de grandes \u00e1reas. Debido a ello, e<strong>l CEDIS de Mercado Libre<\/strong> que posee una superficie de 95,000 m\u00b2 se present\u00f3 como una oportunidad para los formatos de 14,000 metros cuadrados.<\/p>\n<h2>Expansiones del sector log\u00edstico<\/h2>\n<p>Empresas como<strong> Estafeta, DHL, Wal-Mart y Home Depot<\/strong> contin\u00faan con una marcada presencia debido a sus expansiones de operaciones. Sumado a ello, en 2021 se culmin\u00f3 la consolidaci\u00f3n de la presencia de<strong> Prologis, CPA, Parks, ODonell, Vesta, entre otros.<\/strong><\/p>\n<p>Adicionalmente, la <strong>demanda de ultima milla<\/strong> desencadeno la reorganizaci\u00f3n de zonas industriales tradicionales. Lo que culmino en una escases de espacios en <strong>corredores como Vallejo y Naucalpan.<\/strong><\/p>\n<p>El conjunto de estas actividades dentro de los corredores propicio un aumento considerable en la demanda bruta industrial. En ese sentido, <strong>Cuautitl\u00e1n<\/strong> logr\u00f3 concentrar el 36% de la demanda del \u00faltimo semestre del a\u00f1o, seguido por<strong> Tepotzotl\u00e1n<\/strong> con 21% y <strong>Tultitl\u00e1n<\/strong> con 16 por ciento. Mientras tanto, <strong>Toluca<\/strong> registr\u00f3 el 14% de la demanda semestral.<\/p>\n<p>Estos cuatro corredores en su conjunto<strong> denotan la importancia industrial de la Zona Metropolitana de la Ciudad de M\u00e9xico<\/strong>. La cual ha mantenido un acelerado ritmo en la demanda industrial con un acumulado de 1.3 millones de metros cuadrados.<\/p>\n<p>&nbsp;<\/p>\n","protected":false},"excerpt":{"rendered":"<p>El sector
