En ese sentido, los <strong>mercados fronterizos<\/strong> aceleraron su crecimiento durante el \u00faltimo trimestre, mientras que las <strong>inversiones globales<\/strong> alcanzaron m\u00e1ximos hist\u00f3ricos.<\/p>\n<p>Dentro del mercado <strong>bienes ra\u00edces<\/strong> se mostr\u00f3 un destacado movimiento operativo y optimo desempe\u00f1o para el <strong>sector log\u00edstico, vivienda y alternativos<\/strong>. Esto favoreci\u00f3 el<strong> crecimiento de los sectores<\/strong> y represent\u00f3 el 56% de los vol\u00famenes de inversi\u00f3n en el a\u00f1o.<\/p>\n<p>Mientras tanto <strong>las oficinas y comercios minoristas,<\/strong> pese a seguir afectados, mostraron estabilidad y mejor\u00eda en sus actividades. Sin embargo, la diversificaci\u00f3n de los grupos de compradores y<strong> el resurgimiento de la inversi\u00f3n fronteriza<\/strong> ha reforzado la competencia por productos en los mercados. Lo que resulta en un aumento en la oferta.<\/p>\n<h2>Sector vivienda<\/h2>\n<p>La demanda de los inversionistas en el<strong> sector vivienda<\/strong> continua de manera prospera a nivel mundial, factores estructurales contin\u00faan impulsando la reasignaci\u00f3n de la cartera en el sector. En ese sentido, se present\u00f3 una inversi\u00f3n total global de 163,000 millones de d\u00f3lares, con crecimiento intertrimestral para Am\u00e9rica con un 80 % y EMEA del 16 por ciento.<\/p>\n<p>Por otra parte, <strong>las ganancias de los alquileres<\/strong> en los mercados suburbanos de Estados Unidos persistieron, lo que contribuy\u00f3 al crecimiento del 13,8% en costo de alquileres a nivel nacional. Mientras tanto, los <strong>inversionistas institucionales<\/strong> mantuvieron su actividad en el sector vivienda de Asia Pacifico, concentrados en Jap\u00f3n y Australia durante el 4T2021<\/p>\n<h2>Sector log\u00edstico y Oficinas<\/h2>\n<p>El aumento en los<strong> niveles de demanda<\/strong> en conjunto con la limitada oferta logr\u00f3 un crecimiento en los costos de renta del sector log\u00edstico. A pesar de ello,<strong> la disponibilidad de tierras y problemas de suministros<\/strong> ser\u00e1 retos importantes para 2022, debido al desequilibrio entre la oferta y la demanda propiciado por la falta de espacios.<\/p>\n<p>Por su parte, las <strong>oficinas a nivel mundial<\/strong> presentaron un aumento en volumen de arrendamiento a nivel mundial del 51% respecto al 4T2020. Sin embargo, a\u00fan no se logra alcanzar<strong> cifras pre pandemia<\/strong>. A pesar de ello, <strong>Asia Pac\u00edfico fue la \u00fanica regi\u00f3n que super\u00f3 su volumen de arrendamiento<\/strong> del 4T2019 en un 7 por ciento.<\/p>\n<h2>Hoteler\u00eda<\/h2>\n<p>La recuperaci\u00f3n en la <strong>demanda de alojamiento<\/strong> result\u00f3 favorable para los destinos tur\u00edsticos de recreaci\u00f3n, debido a su persistencia durante la pandemia. Para Estados Unidos esta situaci\u00f3n resulto gratificante, lo que result\u00f3 en un <strong>impulso en la ocupaci\u00f3n hotelera<\/strong> del 3T2021.<\/p>\n<p>Sin embargo, <strong>el sector hotelero<\/strong> continua con una lenta recuperaci\u00f3n alrededor del mundo, debido a los bloqueos y restricci\u00f3n de viajes
