{"id":127433,"date":"2022-03-07T16:30:55","date_gmt":"2022-03-07T22:30:55","guid":{"rendered":"https:\/\/centrourbano.com\/?p=127433"},"modified":"2022-03-07T18:31:22","modified_gmt":"2022-03-08T00:31:22","slug":"demanda-oficinas-2022","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/demanda-oficinas-2022\/","title":{"rendered":"Demanda de oficinas alcanza los 87,000 m\u00b2 en 2022"},"content":{"rendered":"<p><em>Por otro lado, durante febrero de 2022, la desocupaci\u00f3n de oficinas alcanz\u00f3 nuevamente un nivel superior a la demanda bruta, principalmente en CDMX<\/em><!--more--><\/p>\n<p>Tras varios meses de afrontar <strong>altos vol\u00famenes de desocupaciones<\/strong> debido a la pandemia por Covid-19, el <strong>mercado de oficinas nacional<\/strong> logr\u00f3 un crecimiento de casi 21% en la <strong>demanda bruta<\/strong> durante el 2021, registrando 543,000 metros cuadrados (m\u00b2).<\/p>\n<p>De acuerdo con <strong>Solili<\/strong>, lo anterior se debi\u00f3 a la <strong>resiliencia del sector<\/strong>; as\u00ed como a su <strong>a<\/strong><strong>daptabilidad<\/strong>, pues se han hecho ciertos cambios y transformaciones para lograr acoplarse a los nuevos requerimientos de las empresas.<\/p>\n<p>De esta manera, al cierre del primer bimestre de 2022, la <strong>demanda bruta de oficinas<\/strong> a nivel nacional logr\u00f3 totalizar poco m\u00e1s de 87,000 m\u00b2. De los cuales, el 78% se concentr\u00f3 en la <strong>Ciudad de M\u00e9xico<\/strong> y <strong>Monterrey<\/strong>, que registraron cerca de 56,000 y 12,000 m\u00b2 bimensuales, respectivamente.<\/p>\n<p>En orden descendente le siguen <strong>Quer\u00e9taro<\/strong> y <strong>Guadalajara<\/strong>, con una absorci\u00f3n bruta cercana a los 6,500 y 6,000 m\u00b2 bimensuales, respectivamente.<\/p>\n<p><strong>Solili<\/strong> destac\u00f3 que, en algunos mercados de oficinas como <strong>Le\u00f3n<\/strong>, <strong>Monterrey<\/strong>, <strong>Quer\u00e9taro<\/strong>, <strong>Puebla<\/strong> y <strong>M\u00e9rida<\/strong>, la <strong>demanda bruta <\/strong>acumulada entre enero y febrero del 2022 ya supera a la cantidad registrada durante el primer trimestre del 2020; por lo que la proyecci\u00f3n hacia el cierre trimestral resultar\u00e1 en importante crecimiento.<\/p>\n<h2><strong>\u00d3micron impacta en la demanda de oficinas<\/strong><\/h2>\n<p>Por otro lado, la consultora mencion\u00f3 que la <strong>desocupaci\u00f3n de oficinas<\/strong>, que se hab\u00eda atenuado durante los dos \u00faltimos trimestres de 2021, en febrero de 2022 alcanz\u00f3 nuevamente un nivel superior a la demanda bruta; sobre todo en el mercado corporativo de la capital del pa\u00eds.<\/p>\n<p>Lo anterior puede obedecer a los contagios ocurridos a ra\u00edz de la nueva variante <strong>\u00d3micron<\/strong>; la cual ha sido m\u00e1s contagiosa y ha impactado en el retorno seguro a las oficinas.<\/p>\n<a href=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/oficinas-febrero.jpg\" target=\"_blank\" rel=\"noopener\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter wp-image-127435 \" src=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/oficinas-febrero.jpg\" alt=\"\" width=\"671\" height=\"403\" srcset=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/oficinas-febrero.jpg 1133w, https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/oficinas-febrero-300x180.jpg 300w, https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/oficinas-febrero-1000x600.jpg 1000w, https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/oficinas-febrero-768x461.jpg 768w\" sizes=\"auto, (max-width: 671px) 100vw, 671px\" \/><\/a>\n<p>Para el resto de este primer trimestre de 2022, <strong>Solili<\/strong> prev\u00e9 avances en mercados emergentes; tales como <strong>Tijuana<\/strong>, <strong>M\u00e9rida<\/strong> y <strong>Le\u00f3n<\/strong>. Lo cual ser\u00e1 producto de inversiones industriales y comerciales que impactan en el crecimiento y maduraci\u00f3n de dichos mercados; donde la desocupaci\u00f3n de oficinas ha sido m\u00ednima en
