En ese sentido, arrancaron con 147,000 y 78,000 metros cuadrados, respectivamente, lo que resalta el dinamismo industrial de ambos mercados.<\/p>\n<p>Por su parte, en Tijuana se mantiene la apuesta gubernamental de <strong>mejorar la infraestructura de los cruces fronterizos<\/strong> con los proyectos: Otay II y el doble piso del aeropuerto hacia Playas de Tijuana. Para ello, se realizar\u00e1 una inversi\u00f3n cercana a los 4,3000 millones de pesos.<\/p>\n<p>Sumado a ello, la ciudad present\u00f3 un avance de 523,000 m\u00b2 de <strong>naves industriales en construcci\u00f3n<\/strong> que buscan satisfacer el aumento en la demanda. Adem\u00e1s, <strong>la Coordinaci\u00f3n de Desarrolladores Industriales de Tijuana<\/strong>, aseguraron que el mercado fronterizo se prepara para recibir una inversi\u00f3n de 450,000 millones de d\u00f3lares en 2022.<\/p>\n<p>Mientras tanto, debido a las expansiones, Monterrey se mantiene a la cabeza en <strong>demanda industrial<\/strong>, esto se debe a las nuevas incorporaciones de la industria 4.0, inteligencia artificial y electromovilidad. Bajo esta premisa, <strong>se invertir\u00e1 1 mil millones de d\u00f3lares<\/strong> por parte de Ternium en el Centro Industrial de Pesquer\u00eda en Nuevo Le\u00f3n.<\/p>\n<p>En conjunto a Tijuana y Monterrey, la ciudad de<strong> Saltillo<\/strong> registr\u00f3 el inicio de 60,000 m\u00b2 en construcci\u00f3n durante el primer bimestre del a\u00f1o. Asimismo, cuenta con una <strong>alta presencia en expansiones<\/strong> debido a la estabilizaci\u00f3n de su precio de renta en 4.00 d\u00f3lares por m\u00b2 mensual.<\/p>\n<h2>Demanda Industrial, Enero \u2013 Febrero<\/h2>\n<p>El<strong> mercado inmobiliario industrial<\/strong> arranco el a\u00f1o de manera positiva, debido a ello, Monterrey, Ciudad de M\u00e9xico y Tijuana agruparon el 54% de la demanda industrial en M\u00e9xico. Cifra que se registra en 650,000 metros cuadrados.<\/p>\n<p>En ese sentido, <a href=\"https:\/\/www.solili.mx\" target=\"_blank\" rel=\"noopener\">Solili<\/a> inform\u00f3 que la CDMX cerr\u00f3 el bimestre con 88,000 m\u00b2 de <strong>demanda industrial<\/strong>. Consecuencia del impuls\u00f3 que representa el <strong>sector log\u00edstico<\/strong> que ser\u00e1 parta importante para la absorci\u00f3n bruta al cierre del primer trimestre.<\/p>\n<p>Por su parte, el mercado del Baj\u00edo logr\u00f3 agrupar el 20% de la <strong>demanda industrial nacional<\/strong>, sumado a ello, destacaron Guanajuato y Quer\u00e9taro al registrar<strong> absorciones brutas<\/strong> de 53,000 m\u00b2 y 38,000 m\u00b2 , respectivamente. Mientras que, San Luis potos\u00ed super\u00f3 en 150% la demanda registrada durante el 1T2021 y acumul\u00f3 36,000 m\u00b2 de absorci\u00f3n bruta.<\/p>\n<p>En<strong> desocupaci\u00f3n<\/strong>, la CDMX concentr\u00f3 el 27% a nivel nacional con 50,000 m\u00b2, que principalmente corresponden a finiquitos programados por empresas de log\u00edstica y manufactura. Por otra parte, Monterrey y Tijuana se encontraban en 2.8% y 0.45% de vacancia, lo que consigue mantener <strong>el inter\u00e9s de inversionistas y
