En ese sentido, CDMX redujo en 1.64% su vacancia durante el periodo, mientras que Tijuana disminuy\u00f3 en 1.98%, lo que dio como resultado al mes de noviembre, una vacancia del 3.9% y 0.6%, respectivamente.<\/p>\n<p>Ambos porcentajes representan una baja tasa de vacancia, lo que benefici\u00f3 en el incremento del precio de renta en naves industriales de las ciudades. \u00a0Debido a esto, la CDMX registr\u00f3 un incremento del 6% en sus costos de renta, mientras que Tijuana report\u00f3 un aumento del 11 por ciento.<\/p>\n<p>Asimismo, ambas entidades reportaron cifras inferiores a los promedios, por su parte CDMX registr\u00f3 una desocupaci\u00f3n del 2.2% en Toluca. Mientras tanto, los corredores de Otay-Alamar, El Florido-Boulevard 2000 y Pacifico-Nordika en Tijuana, reportaron una desocupaci\u00f3n de 0%,0.6% y 1.4%, respectivamente. Esto como resultado del aumento en la construcci\u00f3n en la ciudad durante el cuarto trimestre 2021.<\/p>\n<h2>Expansi\u00f3n del sector industrial<\/h2>\n<p>Si bien este panorama representa n\u00fameros positivos para el mercado industrial, se ha reportado una importante escasez de tierras industriales con infraestructura adecuada. Por lo tanto, el sector industrial se encuentra en la b\u00fasqueda de nuevos terrenos para desarrollar proyectos, lo que repercutir\u00e1 en los precios de renta.<\/p>\n<p>M\u00faltiples inversionista se encuentran en la b\u00fasqueda de terrenos con vocaci\u00f3n para instalar empresas de manufactura, de distribuci\u00f3n y almacenaje, entre otras. Por lo tanto, el lugar de asentamiento deber\u00e1 contar con accesibilidad, cercan\u00eda a v\u00edas empresas, electricidad, agua y drenaje.<\/p>\n<p>Bajo esta premisa, los desarrolladores se han hecho de tierras para la construcci\u00f3n ante la imposibilidad de encontrar un inmueble. Lo que propici\u00f3 la compre y desarrollo en suelo no urbanizado, ejemplo de ello son los corredores de Huehuetoca y Zumpango, en el \u00e1rea metropolitana, que han mostrado mayor actividad debido
